tips for booking villa?

We have narrowed it down to about 5 villas and are going to be making a decision soon. Any tips for the actual booking process? things to look for? things to do? is paying with a credit card or paypal better than a check, etc?
I am kind of nervous....

I've rented quite a few times, and my personal policy is that I won't rent a house/condo unless I can use my credit card. Paypal is also fine (as long as they'll take the credit card through them).

The cc just gives me a little extra security. I understand why some owners don't like to use them due to the extra costs. Once, I paid an extra 3% to cover using my credit card (I got the 4BR/3BA house for $480, so it's wasn't a hugh increase anyway).

Here are some minor features that I have come to enjoy:

On-site check-in (either through an on-site management company or a lockbox at the house).

Damage deposit via credit card hold rather than a prepayment that has to be refunded.

A pool area with a bit of privacy (either a privacy fence or facing a conservation area.)

A pool area that has both sun for my wife and shade for me.

High-speed internet (even if for an extra fee: I just want to have it.)

Personally, I don't mind paying by check if the owner is established and we have a good rapport. I particularly don't mind if the check goes to the management company instead of the owner. But, I can understand why someone would want the protection that a CC payment provides.

I do check the recorded deedholder, too. That's good advice.
 

Talk to the owner - get a feel for what they are like and how resposive they are to questions
 
Ask questions. You can not have enough information about where you will be staying. Make sure you feel comfortable with the persons you are dealing with. Remember its your dime and you want the best for your money.
 
I agree with all the advice here! Just talk to the owners and if you wanted ask them to call you so you can put a voice with an email!
Most of our guests pay via Credit Card or Pay Pal. and the secuirty deposit again is held with a credit card number (the card is not charged)
I think the more contact you have with the owner the better by the time you arrive in thier home it will feel more like your home and/or your staying in a friends home. That is the best feeling of all, for both sides.
As an owner I want the guests that book our home to feel welcomed and like its thier home and enjoy it as much as we do!
