As stated,
DVC could certainly increase costs for the Treehouses to some value higher than a Two Bedroom villa. There are over 800 2B villas in the resort vs. just 60 treehouses so it would only take a very small reduction in the cost of other units to raise the prices of the Treehouses. For instance, lowering the cost of all 2Bs by one point per night on
just Friday and Saturday would enable them to increase the Treehouse cost by 3-4 points
every night or 26+ points per week.
Demand suggests that the Treehouses should be priced higher. It's more a question of whether DVC is interested in making such a move. There are at least two other similar situations where higher demand units have the same cost as those with a lower demand. Those cases are the BoardWalk View rooms at BWV which cost the same as Pool/Garden view, and the two booking categories at OKW. Both have been around for longer than the Treehouses, yet no point differential has been introduced. Those options seem to serve more as an additional Home resort booking advantage for owners. But that would seem to be a decision made for philosophical reasons rather than practical ones. Demand is certainly higher for the BW View, near-Hospitality House at OKW and the Treehouses.
The current like-pricing could remain in place under contracts expire or DVC could change it as early as 2012.
