Things I wish I knew BEFORE I bought into The Villas at Disneyland Hotel

Curious if you care to elaborate on how they applied the prepayment. I've been trying to allocate my gift cards pro rata across my contracts, although I believe @PolyRob said in another thread that they basically just consolidate it all and then, anything extra is allocated to the .0 contract. Essentially, sounded like if you prepay, might as well just prepay all on the .0 contract. Maybe having multiple UYs complicates things?

I still don't think I could bring myself not to do pro rata across my contracts because what if I prepay it all on the .0 contract and they decide to just carry everything over on that one with a bill coming do for all the others. I am also way to risk averse to keep $10,000 on gift cards - I won't be quite there on my dues, but I'm probably not too far off.

I didn’t look too hard to try and figure out the reasoning behind why they applied it the way they did. I just know I paid certain amounts assuming they would be applied to the contract I chose while making the payment and they were not. I have 2 UY and multiple contracts.

Bringing it back…I wish I knew how tough it was to book 1BR even at 11-7m. Next contract when incentives are great will be a FW 1-BR!

Since a FW wouldn't work for us....I really fear this may keep us out of the VDH game.

Yeah I think it’s doable. But since she isn’t buying for a long while I would check availability again then. I hope it gets better with more sales.

Any idea how many years we can expect them to keep selling VDH? I know we can't predict the future. But are we thinking 3 years? 5? 10?

Since a FW wouldn't work for us....I really fear this may keep us out of the VDH game.

We have not had a problem with getting a 1BR for 7 days at VDH at 11 months. Really thought it could be a problem. So far so good. Now that I have said something, perhaps our luck will change, and not for the better . We tend to go in Feb. which is a bit slower.

I have not heard how many units have been declared or how many points have been sold. Would be great if we knew what the percentage sold is. There used to be a topic that posted the stats quarterly. However, it is difficult in California to gather this information.

Anyone know which topic it was?

In recent years, June has been our favorite month. But early February is also an ideal time for us if we want a winter trip. We're doing December this year but that's not quite as common for us. Last time we went in December was 2018 and I suspect it will be several years before we make another December trip. I did "walk" our December VGC days (studio) to play it safe but it probably wasn't needed.

DVC News posts direct sales stats monthly. They can no longer obtain sales data for the California resorts for this reason:

The Orange County, California, Clerk Recorder is the source for public information about sales for the Disney Vacation Club resorts located at the Disneyland Resort. Beginning in January 2025, its public website no longer displays the deed document tax amount for deeds recorded with the county. Since the tax amount was the only way to infer the number of DVC points for each deed, it is no longer possible to estimate the number of points sold for The Villas at Disneyland Hotel or The Villas at Grand Californian Hotel timeshare. Therefore, sales data for these resorts will no longer be included in the monthly sales report.
