These resale prices making it hard to wait for Poly2...

Anyone else in this boat with me?

So DW and I are definitely adding onto our 160 resale at AKV, just a matter of when and which resort. We were already shopping resale contracts when Poly2 was announced. We're very interested in it depending on association, price etc so we decided to wait and get a resort we love direct with (hopefully) some great incentives.

But MAN these prices are making it tough. Combine lower prices with a sleeping ROFR monster and quick turnaround....the market is completely different than when we bought in late 2021. Gap between resale and direct is much bigger. Process is easier.

DW really wants 150 direct, the Disney FOMO is insidious. But my resolve to wait for Poly2 is weakening. Please send help.

You're not going to get HELP on this site I would encourage you to buy more resale now, AND buy Poly2 also !

Actually, yes, but because I want RIV and want it for a good price, and owners aren’t yet selling that low for the under 100 point contracts, it’s helping!

Around $110 ish is where I want to be for less than 100. Got as close as $120 but it was a 100 point contract and not the perfect one.

And, to be honest, I wouldn’t sell my RIV that low either!!

I’m in the same boat, my wife really wants direct points so we can use at RIV and any new resorts. We just bought a 200 point PVB resale but I’m thinking we will see what sort of incentives are offered with Poly2 to current DVC members and maybe buy a 150 point direct contract then.

I’d prefer just to buy another 100-150 PVB resale and call it good.

I think you’ll get there eventually. Are you willing to wait until the end of the year when dues season gets close again? If we don’t hit the $110’s now, I bet there’s a good chance we get there then.

In no rush. Really don’t need them but it’s hard in this market not to try!

I want more resale RIV but apparently April UY RIV owners who are reselling were hit upside the head. For the amount the two of them want (176 avg), I'd rather buy direct for that price so at least they're helping me be not interested in buying more points right now.

Some of the contracts I offered on are owners who have a loan to pay off and can’t go as low as I want.

But, all of mine were $140s to $160 ish so it made sense that $110 wasn’t going yo cut it! And I did get some counter offers but for us, if I pay more than that I want it to be the right size.

I do have three UYs..June, Aug and Dec with RIV points on Aug and Dec, so I have some flexibility. Dec is ideal but would do Aug if I find the right one.

Yeah, I feel there is no perfect system. Sometimes your year is perfect for when you want to go, but not perfect for when you are looking to buy. I don’t know.
