The large number of new Aulani resale contracts??

Yet you folk still rent from owners.

Being locals, we routinely book several weekends at VGC every non-peak. Go to about 1/3 of them. Rent out the rest. Where does that fall on your scales?

Where does the point of commercial start? If you hate the concept of rentals, yet be either rentee or rentor -- what's the point of all this?

I see that at AUL too; lots of locals on the weekends to use the amenities; especially on the long weekends.
Booking 3 reservations and renting 2 you aren’t going to use is not commercial. Nobody here here hates rentals when used as DVC terms state they can be done. IE: Renting when you you can’t use your points. Buying loads of contracts with the sole intent to rent hard to get rooms/dates for profit is what most consider commercial.
Agreed, that example is FAR from a commercial renter. I think we’re all very happy to be allowed to rent out points if they aren’t going to get used, and have the ability to rent some if needed.

I had some extra points I rented out this year that I couldn’t use after buying a loaded contract. I made sure I wasn’t picking up the most desirable locations for confirmed reservations. If everyone only rented out the less desirable locations at SSR and OKW rather than Boardwalk and Animal Kingdom standard view, I don’t think there would be such an outcry! Also, even a less desirable reservation rents well at WDW it seems.

I’ll be honest, I can’t stand spec rentals. Just like I can’t stand people who buy up limited edition merch or event tickets in bulk just to put it up on eBay or StubHub.

I have no issues with people renting out points.

Never got the reason why people go to parks to buy the limited merch only to sell. I do get those buying for themselves and buy another to offset their costs -- it's America, right? Don't like it - don't buy it.

If Disney wants to limit things, that's up to Disney. eg, they will actively seek to buy/remove listings and ban resellers of event tickets -- look at OBB

I do worry that the freedom and relatively easy rules to follow is part of the attraction of DVC ownership. We own no other timeshares nor have any interest in to.

If DVC starts making some crazy rules like # of changes, days to wait, days to move, restrict a week here and release days/weeks there. or rooms available after x days -- that's just hurdles and rules that will discourage owners who really don't do this all day 24/7 even more.

KIS. If Disney is going to regulate this, do it at the 30,000ft level. I don't need Disney to become like our HOA board

I agree with your sentiment completely. The cure could end up being worse than the disease.

As I have said in other threads, just step up enforcement on bots and commercial renters and then see how things go from there.
 
But why so heavily concentrated on AUL? You would think if they were focusing on the hard-to-get confirmed reservations it would be other resorts. Or do the commercial renters focus on cheap SAP at the 7 month mark?
AUL has always been a great buy as a commercial operator if you can sell the cheapest category rooms for cash. Disney also likes selling those rooms for cash. The focus to sell AUL in this thread seems to be matched up to enforcement which may or may not happen in AUL bookings in particular.

Trend for Aulani is downswing. It was in the 120s in 2021, now it's under 100. So maybe it's time to get out of this resort in general. I know I wouldn't be buying into it now. Holding a lot of contracts at this property with this kind of math wouldn't make me feel great, and I wouldn't love AUL for SAP either.

You'd think <100 would be a SAP candidate for commercial buyers if they were confident in AUL.

I would be careful on Aulani because of the flood of contracts right now unless you know you want to visit Aulani frequently over the next five years.

We love it, so I am happy to own there.

Im also perfectly content with all my Aulani contracts. Who knows what will happen when it finally sells out, it may just be more valuable than some think.

I’ve got a contract in ROFR right now, but I’m not too concerned about the recent flood of contracts. I don’t intend to go regularly, but the cost savings against a once every other year 2 week stay is still significant for us so it was worth buying. Can’t wait to get planning the first big trip in 2026!
 
There were a flood of AUL contracts that hit the aggregate listings within the last 24 hours or so. Same broker, but prices are all over the place. I guess if they were all sub-market it would not be a good look for this broker. I hope the trend of listings continues for the resorts I am looking for...might be some deals to come.

Aulani is kind of a points hog and benefits from home resort booking so I don't think you need to visit "frequently" for ownership to be worth it. We have a a 150 point contract and one trip for us consumes at least 400 points so it's perfect for a bank/borrow once-every-three-years.

Exactly. I’ll be using my 160 points as combined bank and borrow to make a 480 point trip. It’s a 18-20 hour flight for us (with a stop to visit DL of course) so not something I’ll be doing more often than once every 2 years!

Asking as we also plan to visit Aulani every other year, so instead of adding on more at WDW, I'm wondering if we should add on at Aulani instead. We likely wouldn't go in June.

Im new to booking DVC but from what I have seen it heavily depends on the room and view category. The thing with Aulani is people tend to stay for longer periods of time due to how far the flights are. It's harder to get 5-7 straight nights in row under 7 months especially for certain rooms. Hotel rooms not going to happen even for 2 days honestly. For my under 7 month trip in August I couldn't get a studio for 5 nights, so I did a split stay in a 1 bed/studio.

I think it depends on when, what level of accommodations, and for the length of stay.

Those were just reposts of ones that were already on the market. Probably because dues got updated or something like that.

I didn’t say you need to visit frequently for it to be worth it, just that I would be careful if purchasing today.

Living on the West Coast, I have a high degree of confidence we will continue to visit frequently as long as Alaska/Hawaiian airlines don’t mess things up for us.

Thanks - I should have clarified, we are predominantly 1 bedroom, island garden view people, typically traveling in the spring or fall, for a week. Ten years from now, I can dream of working remotely from Aulani, but until my son is out of school, we are limited to a weekish at a time.

Thankfully his school allows three weeks of travel a year for families.
