The next round of incentives beginning 5/30 will be:

I’m in the cruise and the guide is telling me that incentives are only valid here.

Then would like to confirm pls with the info you have if there is really anything extra in the cruise to sign it already instead of waiting until Sept (trying to be within the 10d in case that next incentives are better)

Add on existent contract - Grand Floridian, UY Dec, 150pts, considering the developer credit, the extra points, the extra $1500 credit and magical beginnings, price per point ends up in $161.

The terms point out that the welcome home $1,500 is valid when staying on site or on a cruise. However, guides are being generous and allowing circumstances where they can verify a future reservation even if it’s months away.

They will always tell you that because incentives and promos can end at any time, even before published dates, so there is always that risk.

For members adding on I believe with closing costs and including all current promotions for 150 pts it is $165.661 pp VGF vs $172.327667 pp Riviera. (including Developer Credit, 5 “free” points, Magical Beginnings, and Welcome Home) So, $1,000 difference overall due to higher Developer Credit for VGF.

I believe RIV has a $2,500 incentive and VGF is $3,500 (1 out of 4 incentives total) so RIV is +$1000

We just bought VGF. These are our exact costs:

June 5 - $6,990
July 5 - $6,990
Aug 5 - $6,990
Sept 2 - $6,991.70

Total including all closing costs etc $27,961.70* and then we’ll get a $3,300 rebate back in Oct

Grand Total $24,661.70

150 pts Sept UY - paid $164.41 per point

Payments made on credit card getting about 2% back, brings it down to ~$24k

$161.11 total per point = 41yrs x $3.66pp

$3.66 + $7.33 dues = $11 cost per point per year



*We also saved $200 by waiving title insurance.

I did a double-take at first because my grand total was a little higher (I thought I missed an incentive!), but we did do a 2x 75 split. Looking at the difference, the extra set of closing costs (also with waived title insurance) was an additional $268.50, if I have my numbers right.

Very helpful to know as that's probably what I would do if I can't resist the temptation and would have assumed closing costs x 2 would have been higher!
 
This summarizes the pricing for VGF for current members excluding closing costs. Since they changed the way incentives are offered, there are definitely sweet spots (see highlighted). 150-300 points are all at $161-162 per point (along with 500 and 1000 but yikes!). Of course I was looking at 400-450, which isn't nearly as good.

What's interesting is you really need to research the pricing to find the best option. For example, 400 points with all incentives is $68,160 ($170/point) Assuming the welcome home credit can only be used once, two 200 point contracts would be $32,330+$33,830=$66,160 ($165/point). You have to pay additional closing costs but that would be well under the $2,000 savings.

Thanks for sharing this! I don’t believe you can do the Magical Beginnings sell back on contracts under 150 points, although I suppose one could sell the points on their own (not sure if $22 per point could be made though).
 
Has anybody had any luck in getting a VGF contract with a different UY than they currently have? We want an Aug UY, but they are saying can only do a UY we already have.

You would probably need to buy 150 points for a new membership, but if you push you might only have to buy 100 points. Insist to your guide that you want a different UY and won't purchase otherwise.

Yea it is for 150 points, not sure why they are being so difficult about it.

Tell them you want a new one and realize it may take special approval but that is what you.

My guess is that because Aug UY still gets 2022 UY points they may be trying to get you to keep your current one if it’s a Feb to June UY so you are starting with 2023 points

But, we did add on 150 last year with a new UY along with 150 in one of our current UYs so it can be done.
