Is there also different pricing on active resort sales? Or is that just for the limited availability (AKA older) resorts?
Yes, there is always one offer for new members and one for existing members...

Now, most resorts have a minimum for any incentives to come in, and some resorts may have no offer, but all resorts with offers further incentivize existing owners to buy more points and offer a nicer price per point to them than the new owners.

Personally Im not sure buying resale in order to buy AKV direct makes a lot of sense. AKV is so much lower on the resale market even with this incentive.

Right now special pricing is for SSR, AKV, BLT, RIV, CFW, AUL, VDH. All others are rack rates.

100% AGREE.

~$100/point savings resale over direct. I wouldn't spend $6k on a small resale just to still spend $14k+ more on 150 points than I needed to.

The biggest issue you’ll have there, other than @VGCgroupie ’s astute observation above, is the resale contract may not clear by the end of the incentives. The process is lengthy; it’s a real estate transaction. It’s next to impossible for it to clear before at least the Visa discount disappears.

I typed up the same thing about Visa expiring then realized AKV doesn't even qualify for the Visa incentive, making it even less of a value to go direct for AKV

Anyone know what the special offer is on some of the older resorts, specifically BLT? It says “ask a cast member”
 
Links to the offer sheets are on the first few pages of the thread. They’re not good, considering the starting price is $275.

I think if I do add a monorail resort I’d have to go resale and do split stays….

But I am having a hard time figuring out what each incentive means, who or what properties qualify (from what I’m reading, I think it’s only the ones they are currently pushing?)

Can someone break it down for me? I really appreciate it!
 
Sorry to do it this way. But I need some help from the board. I’m the go-to DVC expert for my friends and family. One just called me and asked for help picking a resort to buy in. Normally I’d do research and find them a good deal. But I’m dealing with a severe fever and my mind is spinning. What are the good deals right now? Seems like BLT is way overpriced. I got that far and my head started spinning again.

In short:
There's a base price / rack rate. This can be & is different between for some resorts.

There's a base "incentive" for discount off of rack, for owners I believe this is mostly $17 per point right now ($13 for prospective owners).

"Welcome Home" incentive is something that's historically been available if you're on a trip where you're in Disney accommodations (hotel, DVC, cruise?) or have an upcoming trip booked. Some comments in this thread about the requirements being tightened up. How much WH is depends on the resort, and level of points purchased. It typically kicks in around 150pts and increases at 50pt increments.

"Magical Beginnings" is a program where you sell your first-year points back to Disney for $20pp (was $22pp at one point last year). This is usually only available at 150pts or above, and there are some timing considerations (needs to be prior to the start of your new use year). This comes as a separate check after close.

Agreed. I just didn’t realize there was a 15 dollar/point differential between owners and non-owners. Like any purchase there’s a line (different for every person) to where price and value intersect.

At the cheaper pp and magical beginnings could get it down to a conversation for me. I value the benefits and honestly I just value the fact that there are no restrictions. It’s a purely luxury purchase, so I don’t really want to deal with problems.

The "sold out" resorts with sales are: AKV, SSR, BLT

Nothing is is good as the OKW offers a few months ago. BLT isn't great. SSR is a little more generous than AKV, but fewer years left.

Folks will let me know if I'm missing anything.

The best deal is to buy a resale contract from someone who doesn’t want it anymore. Resorts like Saratoga Springs, Bay Lake Tower, and Copper Creek are pretty good resale values and 30+ year expiration windows. Resale contracts come with some restrictions, the level of which varies by resort, but if all they want to do is pick a resort that they’ll have a room at every year, and anything else is gravy, resale is by far the cheapest way to do that.

If you feel that they would want to pay 60%-100% more to buy from Disney directly, the best deals are currently Riviera, Saratoga Springs, and Animal Kingdom Lodge. Riviera gets you an extra ~15 years vs the other two.

Riviera price is near the opening price in 2019 for member add ons. 250 points are currently at 160/pt after magical beginnings. If you like the Riviera resort, that price is very reasonable to not be restricted in where you can use your points. I'm not expecting that price to be significantly lower ever for direct points.

First thing to figure out is if they want to go direct or if they'd be happy with resale.

If they don't care about direct benefits or new resorts then resale at their favorite resort is the way to go.

If they want direct benefits, you're looking at Riviera or soon Poly Tower at WDW. The cabins at FW dues are crazy expensive.. I wouldn't recommend that as a home resort to most buyers. Maybe one of the sold out may have a flash sale that is interesting but usually your looking at the active sales options.

No snark intended, but this is a major purchase for you friend/family. Perhaps, other than their house, the largest purchase they will ever make. It's wonderful that you can help them a bit, but they need to have a pretty strong idea of the complexities and make their own informed decision..
