Summer 2024 Direct Incentives

Is there any world in which it would be financially beneficial to quickly buy a resale contract for 5k and then buy direct with the increased incentives for current members?

Anyone try that? I think the limiting factor would be the visa credit ending in August, not sure how long a resale contract takes to go through….
Many people go this route buying resale first to get direct member pricing. Closing on your resale contract may be iffy by the end of the Visa promotion in August. ROFR is taking up to 30 days currently.

Also isn't there a 1 year waiting period before the member incentives are available after buying resale? I read that somewhere...
 
There was a recent report of somebody just passing rofr and DVC allowed them existing member benefits.

It’s a little risky because with resale, you can’t really predict how quick the owner and process will be. You’d think owners would be motivated to get their money but that’s often not the case.

I dunno. ~45 days seems like the quickest we see in the closing time thread. It’s possible, i think. Need a lot of luck, a motivated seller, and a resort Disney knows up front that they won’t ROFR.

You could write it into your offer that you’ll pay an extra whatever if the seller returns all of their paperwork within 24 hours of receipt.

Right now I’m on day 10 waiting for title to send me docs. Last time I did get them in a day though. But on top of slow sellers and title companies since Memorial Day Disney has been taking 25 days to load memberships. This process is painfully slow.

I closed resale in January 2023 and was eligible for member pricing on the AKV sale Spring 2023, so no. The 1 year waiting period is to qualify for their best in-house financing rates with no credit check. As I understand, they want to see that you’re a member “in good standing” (can pay your dues) and a year gives them the time to see that.

I heard that, but I bought resale in February and my guide happily sold me Riviera a week ago. As others said, it has to do with financing.

Unfortunately one particular podcast (not the ones via our lovely board sponsors!) continues to spout this myth.

Hrmm interesting so they DON'T do the 1 year waiting period then huh? Because yeahh I heard that on another podcast I think somewhat recently but don't recall anybody bringing that rule up recently. I know I've read it somewhere but I don't think it's actually enforced otherwise we'd be hearing about it more on here..

Yeah, I think we would have! It seems like fairly big information to continue to misinform people about but 🤷‍♀️

I actually did a search on the boards when I first heard about it, and couldn't find anything. Yet the myth persists. I'm curious as to the back story - did this rule used to exist? As you said, you'd think this forum would have some mention of it.

The financing comment above makes sense. We paid cash so I didn't dig into the terms and conditions of preferred rate financing.

Now that you mention it, I’m pretty sure it was a podcast that I heard it on…
