SSR Phase 3 Details

A few months ago RoyalCanadian dug-up some plans for Phase 3 and posted links to the images. The thread died-off somewhat quickly, so I thought I would re-post for any interested.

Most relevant are the two drawings below. The first shows three buildings plus a pool on the site of the Disney Institute "Fairway Villas." The second shows two more buildings in the land between the resort entrance / guard shack and the "Phase 2" buildings currently under construction.

The use of these two plots of land for "Phase 3" does agree with a small map printed in a recent issue of Vacation Magic.

I've labeled some landmarks on each of the maps.

A few interesting notes:

1. These plans are dated 3/2/04. If this does represent the final plan, it's interesting that little has been made public over the last 13 months.

2. There are only five additional buildings (units 13-17) instead of the six that were announced back in May '04.

3. Another plan that was filed includes a drawing of the Disney Institute Treehouse Villas. The relevance of its inclusion is certainly open to debate. It could be something as simple as the treehouses being a legal portion of this parcel of land. Or, at the other extreme, perhaps the treehouses could actually be the missing "Unit 18." :rolleyes1

always thought that the tree house area was bad ground so they are unable to build on it i know there was extecive damage from charley last year we saw the trees blown in on the villas

I have always heard that the land is classified as a protected wetlands region, and that Disney could not begin any new construction on the site.

Under the current guidelines, they could still refurbish the existing structures and conceivably roll them into DVC. Would they do that? :confused3

Disney also has been known for doing the "un-doable." Could the classification of the land be changed to pave the way for new structures? :confused3
 
Possibly. Developers have been able to substitute wetlands -- taking away where they want to build, then creating substitute wetlands elsewhere where they do not want to build. Disney's broad governmental powers might not reach far enough to permit RCID to simply change the wetlands classification -- Any governmental authority experts here?
 

they can build within the existing structure boundaries with provisions for construction and lighting not to disturb the wetlands too much. He also said the tree houses were " a mess" and disney was not planning on keeping them.
