Should I Purchase Vero Beach for resale?

I am looking to purchase 250 DVC points through resale as a new member. Is there any reason to not do this when i want to spend most of my time at the beach club and other Orlando resorts. Why not pay $65 a point instead of $85?

One reason not to is the high maintenace fee at VB. Over the long haul that can add up. Another reason is that with the BC being one of the smaller DVC resorts, it is going to get only more competetive there for a reservation when the 7 month window opens up to the 80,000 or so DVC members who do not own there. You will bever really be guaranteed a reservation at the BC if you own elsewhere.

If you really want to stay at the BC, buy at the BC. Not owning there isn't worth the couple of thousand dollars you would save, especially when you divide that savings over the next 37 years. It is really a small amount per year. Only buy at VB if that's where you want to stay. If you don't care about where at WDW you stay, but it has to be at WDW, then look at OKW resales.

You won't save any money because the maintenance fees are so much higher there. Depending on when you want to travel and how far in advance you will book your stays will have an impact on whether you are able to secure rooms at the BCV. We do not own there, but also like to stay there for our summer trips and haven't had any trouble getting a villa at about 5-6 months out. If you want to travel during busy times at EPCOT (food & wine, flower & garde) or holiday time (Easter, Christmas, etc.) it may be difficult to secure a villa.
 
As long as you won't be disappointed with staying at SSR or OKW for most of your trips to disney, I would go for it. Same is true if you normally book within the 7 month window. After seven months, points are points. And, the advantage of VB is that you get the eleven month advantage for a Beach Cottage. The mf's at VB are only 50 cents per point more than at BWV which is where I own, so, with 250 points that is only 125 dollars difference per year, or a little more than 10 per month. So not a major difference.

But, if you love the BC, and really want to stay there, Buy there to get the eleven month advantage. Good luck!
 

Another factor.

VB has the most expensive common charges due to the beach, size and the facilities. It was the hardest resort to sell because of this reason.
 
If you buy 250 points @ $20 less per point, you will save $5,000 on your initial investment. That's $135 per year for the 37 years you are buying. I'm not sure what the maintenance is at Beach Club, but I know VB is currently $4.87. If it's 50 cents less, as Tammy said, that would be $125 a year more. If those numbers are accurate, there's really not much difference in the total cost.

I would base my decision on where and when I wanted to stay. If you want to go to Vero in the summer, definitely buy Vero. If you want to go to BCV during Food & Wine in October, you're going to have difficulty getting what you want without owning there.

But...if you want to go to BCV in February, you'll probably be fine with the seven-month window. Or, if your family can't make final decisions and book more than seven months out, you aren't really gaining much with ownership at a specific resort.

I think this is the best advice you could be given. As DVC expands, the 11 month home resort reservation window will become more and more important as far as getting what and where you want.
 
I think the BCV's mf's are a little less than the BWV where i own, but they are over 4.00 I know. The exact number, I am not sure. Anyhow, this is a big investment and i understand having some trepidation about it. Good luck in deciding.
 
We own at Vero and Saratoga we bought there because that is where we would like to stay.The advice you have been getting is good advice Buy Where You Want To Stay.

When we purchased BCV we wondered the same thing so we looked at VB, but when we ran the numbers the higher maintenance fees offset the lower price in 18 years.

Now we are glad we bought at BCV because as others have said, BCV is going to be increasingly difficult to get into at the 7 month window for certain times of the year.
