We closed on a resale contract on Dec 2. We do not have any points loaded into the membership yet. Today we received an email from DVC welcoming us home tomorrow. I just logged into my account and sure enough there is a trip starting tomorrow. Obviously I will call DVC tomorrow but is it probably just a mistake? We went under contract in April and knew they must have a trip planned because we couldn’t close until December. I hate to think someone I don’t know is staying under my membership number.

When you click on the reservation details, do you recognize the names on it? If it's the sellers, I'm surprised DVC let it close before the trip.

Wow! That’s not good at all! I don’t even know how that happened.. I’d definitely call first things because someone, somewhere messed up big time. I think you should send an email tonight too. You have no idea when the other people are scheduled to arrive. This will affect them as well. Are you able to see a number to call them? I would call them and ask about it. In my opinion. I would hate to be blindsided like this knowing I paid someone for a trip and now I may not have a reservation.

Yup call right away in the morning.

I would also send an email to your Title Company/Broker with what you are seeing and that you are calling DVC tomorrow.

Final thing if you just want your mind at ease somewhat is checking your contract. Normally they have financial repercussions if the seller uses some of the points.

All the points look correct. I did email the broker but probably won’t hear back until Monday. I plan to call DVC first thing tomorrow. Thanks for confirming this isn’t right.

I will add I have a stay which shows in January on MDE but is cancelled on DVC since like June. It could just be an error or phantom reservation.

Hopefully nothing weird and all is good.

I agree with the above! But would it still send a welcome home message?

If it was me, I would cancel the reservation and inform the broker/title company.

if the guests end up Smashing and breaking the room you are on the hook for the bill.

Update:
Spoke with MS. She was as confused as I was. She said,as we all know, the reservation should have been canceled on closing. She said she could not see that reservation number attached to a MDE account. She canceled the reservation and is returning the borrowed points. I really hope someone isnt going to show up today and not have a reservation.
I am still waiting to hear from the broker.
Just a weird situation.

1. The reservation doesn't have to be attached to a MDE account. For all we know, the person who booked it is very old-school and doesn't use MDE. So, that shouldn't matter.
2. There may be a problem with those borrowed points now going back to you if you didn't purchase them. What does your contract say about these points? Does it say that any extra points are to be paid for?

Was it booked with "extra" points that weren't part of your contract? - I'm trying to wrap my head around this.
Any word from the Title company or broker?

If this does in fact happen. Who at this point will be responsible for making that person whole?

If those points do not in fact belong to you, Are you now on the hook for that cancellation at your request?

I hope your broker has responded by now.

Broker said seller booked this reservation with the wrong points. Apparently the seller is a broker with multiple contracts. He has corrected the problem so it should all be good. Still not sure how it made it through closing with the reservation intact. I am not sure what will happen with the extra points. I would be happy to transfer them back.

I did not request the cancellation. I called and asked about the reservation and she put me on hold for 20 minutes while she ran it up the chain. She said it should have cancelled on closing and cancelled it.

That is good to know! How they didn’t catch it on the Broker’s end is crazy! I’m glad you got it all figured out.
