Selling-timing of listing

Hi all!
Thinking of selling one of our contracts (buying larger after) but we have a reservation booked. I checked the closing thread and things seem to be flying through these days. If we are in need of a delayed closing due to a reservation, would listing it 2 months before look ok to a potential buyer? I don’t wan’t to be too far our that it is undesirable.

Did you already choose a broker? If so I would see what they say. it could be worth just waiting to list it once your trip is completed or very near

Is your hesitation just having your listing out there for too long? I don't see the penalty in listing for the price you want with the timing you need and seeing what type of offers you get. 2 months wouldn't deter me from making an offer if I felt the deal was right. At least you can make it through ROFR and be ready to close quickly come your reservation.

I haven’t yet. It’s a few months out still but was curious as to what everyone thought. Waiting is always an option, we’re in the don’t need to sell camp.
 

I think maybe my best idea would be to ask the broker if you listed with a delayed close and it didn’t sell if you could remove the listing and relist it as brand new once that time came.

Thanks exactly my concern. I know I always pass over the delayed closings when I am shopping but I was curious if 2 months out wouldn’t be viewed negatively. It’s not much longer than normal.

I have sold a couple recently that don’t close until January. But they were small and more sought after, so that helps.
 
If it's really only a couple months out, I think you can list it now. I've seen several purchases where the closing is further out, but they are very desirable contracts.
 
I bought a contract the second day it was listed in early July and the closing can’t occur until after 8/29. It didn’t phase me at all. That said, the UY is October and it should be pretty easy to use the banked points for my desired travel dates. That said, if the same contract had been listed in early October with a close in December, that would have significantly limited my ability to use the banked points and I would have considered that in the pricing.
 
I am under contract for a September close. It was a dirt cheap 50 point contract in my UY. I don't need to make reservations until November, so I snapped it up at full price.

If you have expiring points that the buyer can't use, that is a downer. If you have banked points that is a plus. It really depends on which resort, UY, number of points and price. You only need one buyer.

Agree with all of this - so many factors. I listed a contract in mid-September last year with a delayed closing of early Jan given a holiday reservation. It was listed at a reasonable price and sold the first day at full asking. 🤷‍♀️

Good luck…onto bigger (and better) contracts!!
