I have a reservation. Should I cancel this resort and see if I can book another resort for someone?

Do certain resorts get more money than others?

Also, when you find a buyer is there a contract that should be signed by both parties to protect each of us?

One last question...payment... PayPal or check do I receive full payment at time of booking or do they pay 1/2 and do they pay the rest just before their trip.
 
Some resorts are more popular than others during certain times of the year, for example BWV & BCV are hard to get 3 months out from Food and Wine. BWV tends to have a high draw any time of the year due to it's location.

Absolutely have a signed contract. At a minimum it lists the details of the reservation and what is expected of both parties. There are a couple of examples on the Trade/Rent board if you're not sure what to include.

Many people use PayPal simply because of the speed of payment; just be clear who is paying the processing fee. If you use PayPal, send a copy of the completed contract (signed by both parties) via registered mail. Although rare, sending it this way helps prevent a renter from filing a PayPal dispute claim and you possibly having to refund their money. I wouldn't take a personal check but if you're OK with the time delay, a bank check or money order is the way to go.

If close to the arrival date, I'd get full payment, non-refundable. That way if your renter doesn't come through with the payment, you have time to list it again.
