Inaccurate points balance has always been part of my worry with resale. Did it pass ROFR and you found out at closing? Or did you close and find out when points loaded. Curious, at what point in the process and who did the point verification and relayed the message to you? Thank you.

I just made an offer on another Boulder Ridge August contract. I know it expires 2042 but that's close to the time that I might expire as well, so I'm okay with it! This contract has been sitting for over 6 months on the market. Let see what happens!

Since you are new to DVC just want to make sure you know you won’t be able to really stay until June of 2026.

They could actually book a trip that begins anytime after June 1st, 2025 by borrowing from their 2026 points. If they had the points today they could go ahead and start booking at any resort (other than Riviera, Disneyland and The Cabins at Fort Wilderness) since most of June is in the 7 month window or Animal Kingdom from June 1st-Nov 23 (plus 7 days).

Is a real shame Disney put the restrictions on the Riviera resale. I would absolutely buy a contract there, but never a direct contract with the limitations on resale.

My wife and I love the Riviera.

Hate the restrictions, but love the resort! When we purchased, we decided that we would squeeze every ounce of vacation value out of these points. This is our DVC-Y contract. I don't anticipate that these will ever be resale points, but if that changes the memory of what I actually paid for them will be long gone. I'm not one to reflect on the past, at least where money is concerned.
