Thanks! I was surprised they accepted without countering. I'm paying closing on this one. I've seen a good number of contracts where seller paid closing. For this one I'm super happy to get the 150 free points so I didn't try to push it on the closing costs.

They are definitely letting more through …in sept we lost a $130/pt and my friend had a $144/pt taken. Now it seems most is going through down in $120s even. Good luck!
