Hi everyone!


This thread can be an invaluable tool for buyers looking for some help when researching the most up-to-date prices for DVC contracts on the resale market, so I encourage everyone to post their contracts when they are sent to Disney, no matter if they are big, small, or in-between :)!

If you would like me to post your details, PLEASE USE THE FOLLOWING LINK TO GENERATE YOUR DATA STRING OR I CANNOT ADD YOU (yes, I am being totally mean this round, as with all rounds!):

Just plug in all of the relevant data and post the resulting string in its entirety.

*PLEASE join me in giving huge props to @ScubaCat who worked to develop this super useful tool!!!

If you would like to double-check your entries after using the tool, just know that I need your username at the front and all data in the following order:

DISname---Price per point-Total cost (Price per point x # of points + Maintenance Fees to be paid at closing + Closing fees)-# of points-Home resort-Use Year-# of points available first year (banked or not),# of points current year, # of points following year, and year after that, followed by Date Sent for ROFR.


Please include any other details such as whether the seller is splitting closing or paying current year's MFs. We assume that the buyer pays current year MF and closing, so no need to add those details in writing, only to the total amount.

Then come back and post whether you passed or not using the tool again so that your completed string looks like the sample below. Or I will chase you down! Just kidding. But, in the spirit of helping everyone who uses this thread as a resource, please do let us know whether or not Disney waived your contract so that the data is complete. Please do not simply post that you passed, as I cannot comb through the thread to find your contract.

Why am I so picky about using the tool and having the data strings all look cohesive, you ask?

Honestly- it makes things so much easier to read for people who are searching for information quickly. Having a standardized format benefits everyone.
Also, some awesome data-miner types have pulled information from the thread into really cool spreadsheets and charts, which is only possible if the data is collected in a uniform way.

Please include the actual date your contract passed or was taken when you report your results. Writing that your contract passed "today" makes it tricky for me to update when I am doing so once per week :)

*Please remember to post links to any companies you wish to discuss- some are not permitted to be discussed on these forums, so if we are allowed to mention them, the system will pick up the name from the link and not filter it out.

Thank you. We will be watching this closely. We are debating whether to resale or buy a new contract direct, and debating small vs. large contract. It will be exciting to see what happens.
 
Question for the veterans: How long should it take from the time my contract is "closed" to getting my DVC member number and points loaded? The company said 30 days, but I'm hoping that they are being conservative.
 


I'm not sure I understand when dues are paid. I'm comparing my string to others and now I'm not sure I had it correct.

1. I know we have to pay at closing--is that the 2023 dues?
2. Are the 2022 dues paid in your use year (Dec)? At a different time?
Can someone help me figure out what I'm paying?

We have full points banked from 2021 into 2022, full points 2022 (and beyond but I don't think that matters here)

So the 2021 dues are already paid right? Do we still pay the 2022 dues at closing? Our contract says seller will pay 2022 dues on full points (but we have double).

I was expecting to pay 2023 dues, but am I paying anything for 2022?

Dues correlate to a calendar year and NOT Use Year. So the seller would have paid 2021 Dues last year. The fact that they banked the points does not change that at all. Since your agreement with the seller is for the seller to pay 2022 dues, than you do NOT have to reimburse them for what they paid this year. However, as we get closer to the end of the year, Disney will require that resale contracts collect 2023 dues at closing and pay those up front. So depending on when you close, any dues you pay at closing will be for 2023.

I am just using ours as an example
April use year, the 2022 points were banked into 2023. The seller already paid 2022 dues and if we were to close after December 1st we would have to pay 2023 dues at closing but since we should close beforehand the 2023 dues will be not be part of the contract and will be paid when they are due next year

Ok thank you! I thought so but then I got confused when others had seller pays MF in their strings. Right now we're projected to close November 28 but that assumes 4-5 weeks til ROFR which seems faster right now. So we will probably not pay any MF at closing and just pay MF in January when they are due correct?

We just closed on a Sep UY, and though the seller paid 2022 dues back in January, our purchase contract has us (the buyer) covering 2022 dues. This means the 2022 dues amount was part of our total purchase cost and, after close, the seller was reimbursed for that amount. If the seller paid 2022 dues, that would have lowered our total cost by the dues amount and the sellers wouldn't get reimbursed for 2022 dues. Hope that makes sense.

Yes, thanks. The "dues on 125" confused me, since we'll have 250 points but it sounds like thats already paid as well so I will not owe dues.

What does your contract say exactly? Because it can vary if seller and buyers come to different agreements. Typically the buyers pay for points in current year (so if you have full allocation of 2022 currently you will typically pay for that). My contract specifically says seller pays MF 2022 and so even though I have banked 2021 points and full 2022 points, I don’t pay for MF until 2023.
