ROFR Thread Oct to Dec 2022 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

I looked up one of the deeds we sent to ROFR. I'd forgotten to ask if it was an international seller - being in the UK I didn't want international with all the tax stuff. It also listed DVD under the address.

Possibly. My understanding of Florida sunshine (transparency) statutes is that the post-office address is the legal address of the person or entity that is party to the agreement. But, like so many other questions, it must be a "Florida thing". I do know the county clerk only cares about where to send the property tax bill, so that would obviously be DVD. That may be where their interest ends.

In other areas of the Florida statutes where they incorporate the term "post-office address" (and ones that we deal with directly in our business), they really do mean that physical address where you receive the bulk of your mail (and where they can send any legal/official correspondence). Basically, where they can find you if they come looking.

Well, fourth time is the charm! This attempt was full of bumps, as the contract was originally sent in without our (the buyers) signatures and it took two weeks of me hounding Fidelity to get an answer back about what the delay was in getting our signatures (they didn't catch the initial mistake and kept reassuring me everything was in process, which I knew it wasn't as we HAD NEVER SIGNED the contract). Then it turns out the sellers had a vacation planned with 55 points from 2022 (hence my initial post didn't have any 2022 points), so we had to sign an addendum about 10 days ago. That caused another delay, but on the flip side, bonus points! But just now I got the closing docs and wiring instructions from Mason, so I am assuming it passed ROFR?!

It's my birthday, so a fun present!

Congratulations! Someone a couple posts above just got ROFR’d for $135 a point at AKV so this proves there’s no rhyme or reason to the ROFR lady’s decisions!

Yes. They are going up on December 1. The ones I know for sure are Riviera and Grand Floridian to $217 and AKL to $210. My guide said “most of the resorts are going up”.

Thank you for telling us this. I was planning on buying more AKV direct so that’s good to know.

I'm wondering if it has to do with use year?

Some think it has to do with the unit number that Disney needs to sell points direct. The points one buys are from the same unit and if Disney does not have enough points in a unit ,then they need to obtain some in that unit via ROFR in order to sell to someone.

My prediction on ROFR is how recently you talked with a direct DVC sales person. Those that got ROFR’d and the price was within normal or above, had you had contact with direct DVC in the past year?
