How in the Year of Our Lord two thousand twenty-four can it take hours and hours and hours to hear from brokers and/or sellers in response to offers?
It did take a few days for my offer to get a response from the seller as they were on vacation at the time, but the broker did respond fairly quickly to update us with this information. The listing was almost 300 days old and an international seller so they probably were not on the lookout for offers at that point.
 


Ok, here we go. I don't think it's a bad deal. Especially since I am paying no dues until 2025. Hopefully will go through in enough time I can either last minute use or rent the 100 that will expire 2/28/25.

I think you beat me to this one- I put in an offer the night it was posted, but when they got back to me the next morning they said it was already under contract. :worship:

Lots of reasons. I was on a cruise last month some of the group chose not to have internet service and went all 5 days without contact to others.

I can think of lots of reasons for it not to happen in a day or two on a sellers side, especially if there is more than one seller who aren’t located in the same household.

Sure but you should still hear from the broker in that instance.

"Hey @WinterSolider, thank you for your offer on Aulani listing #123456. Just to confirm, you're offering $19,000 for 200 points ($95 per point) with the Seller paying 2024 dues and the Buyer paying 2025 dues plus an estimated $950 in closing costs. Please be aware that the Sellers of this contract are traveling with limited internet access, and we expect to have a response from them no later than Monday, September 23."

It's especially important because a lot of these resale companies have crappy websites where you can never be super confident that anyone on the other end actually received your offer after you hit send.

Saw this pop up on Friday and jumped on it with a full price offer, which is probably a few bucks more than I'd have wanted, but it matched my UY and didn't want to nickel and dime and lose out on it, especially on a small contract.

I agree a broker should always be in touch that they received your offer.

In terms of telling you why a seller has not yet responded, even if the know? Don’t agree that is required.

We always put a timeline on our offers and moved on if it went past.

It's that time of the week again! I'm not so patiently waiting on word to hear if our contract has passed ROFR... submitted 8/22. Any others have better luck?
