Is anyone able to log on to the Florida comptroller site and do a search :confused3 I can get to the main page but when I click on the official records search, the page comes up blank and does not load :confused: It worked fine a few days ago :scratchin My GFV contract passed the ROFR monster on 3/4 and closed today, 3/10 so I want to be ready to stalk the comptroller site for the deed recording :goodvibes

I think the site is down. Maybe overnight maintenance?
 
My experience with wwwmagicvacationtitle.com as my closing company was indeed very magical pixiedust: I received my closing documents on 3/4/25 and closed yesterday, 3/10/25 :cloud9: I worked with Emily Cuellar-Simpson from Magic Vacation Title and she was absolutely incredible! Emily was delightful and very knowledgeable. The whole process was extremely smooth and extremely fast. Emily's communication was outstanding and very responsive. I received my closing documents from Emily before I even received my passing ROFR email! I could not have asked for a better closing experience or a better closing agent!! Thanks, Emily and www.magicvacationtitle.com for such superior service!! Now I am deed stalking the comptroller site :rolleyes1

No, not yet :( But if I had $5 for every time I have checked so far today, I could have a nice downpayment for another DVC contract :rotfl2:
I feel you because I'm so crazy that i check the comptroller site every now and then even though mine hasn't even closed to see if maybe they forgot to notify me and it has indeed recorded 🤣🤣
 
YIPPEE :dance3:My GFV contract was recorded first thing this morning :cool1:Closing documents on 3/4/25, closed on 3/10/25 and recorded on 3/12/25!! Now the slow down begins as I wait for the contract to load into my existing DVC membership :rolleyes1

Just some wisdom I've learned from this experience which I'm sure everyone here already knows, but in case anyone is new here, reconsider if there's more than one seller on the contract and international if you're wanting this process to move along.

It's been like pulling teeth for us with three sellers, two of them have now finally turned in their closing docs 3 weeks later, but one of them hasn't, we just assumed they would all send them over together 😭 Too much can go wrong and the more hands in the cookie jar the more issues (ie one could be sour and not want to sell, etc.)

I've given up on closing this week and the saga continues next week. I am making bets that my akv contract that i signed a month later will close first if ROFR passes 🤣🤣

It really depends where the seller is from. Many countries (Canada and UK for example) have an easier process to find a notary versus say Japan. If you have international sellers who reside in different countries, then yes I can see your point. I’ve been an international seller many times and we’ve always returned our closing documents within 48 hours of receiving them. At the end of the day we want the $$$ in our hands!

Another possible delay could have nothing to do with the seller and could be the FIRPTA agent processing the file.

While buying from an international seller can have its challenges, It’s not fair to say all contracts will have issues IMO. Issues can arise on all types of contracts even those without international sellers.

An advantage to buying from an international seller is the advantage you gain from ROFR.

Yes i agree they won't all have issues and the same can happen with US sellers dragging their feet, just my experience that having 3 sellers and international has elongated the process on both fronts.
