I could be wrong, but I believe a real estate agent has an ethical obligation to share any offers they receive with their client. At least that is the case with attorneys engaged in settlement negotiations. Of course that doesn’t mean the seller has to give serious consideration to the offer.
In most states a licensed real estate broker is required to present all offers to the seller. However, as others have pointed out, they may have it in writing from the onset to only present offers that are $x and above and to reject all others.

You’re making me nervous. We have an AKV contract for 200 points at $100/point that has been waiting on ROFR for a bit over two weeks. :-/

As an aside, I wonder if certain use years are more attractive to Disney for buy back purposes for whatever reasons. For instance, maybe they would have passed on your contract had it been a February use year rather than an August?

I don’t know if UY matters to DVC in ROFR since I thought they could sell points with pretty much any UY. Maybe unit number matters more ?
Some years ago DVD gave itself the right to change UY on any contracts it takes back via ROFR, foreclosure, or any other means. So I think that UY is pretty much irrelevant. But Residential Unit number remains important, because all the points in a given contract have to come from the same RU. So if someone wants to buy 150 points and DVD only has 100 in any given RU, then your contract comes through ROFR with 50 (or more) points that come from one of the same RUs they have, bingo! They'll take it.

I have noticed that, at least for AKV, there are many more December contracts available than any other use year. I wonder why this is as I would think DVC would try to have the contracts evenly distributed so that not everyone gets their points at the same time.
Like the drunken monkey ROFR process, the UY distribution process is a mystery. I don't think any resort has equally-distributed UY. (Note: OKW comes close.) I also think that DVD likes the December UY because it can play the "Look! If you buy now, you'll get last year's points for free!" game almost all year long, since dues are calendar year and for direct purchases are prorated from date of contract signing without regard to UY.

The most recent assessment of UY distribution is here: https://dvcnews.com/?view=article&id=4071:use-year-distribution-charts-updated-february-2018. I don't think anyone tracks it anymore, given that DVD can reassign UY when they take contracts back.

It's surprising to me that February is so high because it seems like I hardly see those on the resale market. I definitely see a lot of December and June

Yes, but it might depend on which resorts you're looking at. I think that when DVD began reassigning UYs as it wished, the initial UY distribution for a given resort became irrelevant.

Started off today with some good news; this is our second contract after buying into AKV a couple years ago.

BriLam---$70-$15643-210-OKW-Dec-210/24, 210/25, 210/26- sent 1/29, passed 2/19
Congrats! 🎊🏰✨️ Passed before me, I guess i got the slowest ROFR of the month 😆

I hope someone on here got the BCV contract that came online last night, it was a great deal and already pending. I typed up and offer this AM, then closed my laptop and walked away, couldn't pull the trigger. At the end of the day, we like BWV better and will stick with the plan of trying to add on there.

That was a good deal, but I suspect they made the price low to encourage a bidding war. Because I’ve seen that done a few times. It doesn’t make sense but apparently it works.

I've seen some comments about that on here recently. I'm not a fan and wouldn't participate in that, but yeah I guess it's working for some. "Best and final" should be reserved for real estate, and even then I don't like it.

At least with houses, owning one is unique. This is points though! No bidding war should ever occur.
