I could be wrong, but I believe a real estate agent has an ethical obligation to share any offers they receive with their client. At least that is the case with attorneys engaged in settlement negotiations. Of course that doesn’t mean the seller has to give serious consideration to the offer.Has anyone ever had any success in trying to offer slightly less with the board sponsors "red hot deals"? I know they say only full offers will be accepted but I always feel like putting in a "I really think this is still too high and if the seller really wants to sell it quickly how about this" offer but assume they wouldn't even give it a second look.
Not if they have instructions from their client to auto-decline offers below a pre-determined value.I could be wrong, but I believe a real estate agent has an ethical obligation to share any offers they receive with their client. LBF was stumping me for a bit, but I figured it out finally. LBF= low but firm. Not on a red hot deal but on a couple LBF listings. Wouldn’t even entertain my offers![]()
A listing I recently sold was marked as full price offers only and I swear I said nothing of the sort. But I knew I’d priced it competitively so I probably wouldn’t have accepted lower, either.LBF was stumping me for a bit, but I figured it out finally. LBF= low but firm.
I can understand why they wouldn't entertain offers if they are saying it's firm. Probably a situation where they have to pay off a loan.
Thank you for posting what this means, sometimes I don't understand the acronyms and have to google, I definitely did that for PBVLBF was stumping me for a bit, but I figured it out finally. LBF= low but firm.

Bummer! Can I ask what your price per point was and when you sent it to ROFR? I hope 3rd times the charm?Welp….Disney took my Animal Kingdom contract for the SECOND time! It was a really good contract but still I’m bummed. Guess Animal Kingdom isn’t for us. Seems like they will buy more and more back since they are doing a refurb and selling direct ( we went to a presentation last week and she told us on that it was on their new promotions. I didn’t ask her what the promotion was but I can if anyone is curious)
We submitted 1/22 and heard back 2/17Bummer! Can I ask what your price per point was and when you sent it to ROFR? I hope 3rd times the charm?
I am sorry sending lots of pixie dust your way for a even better one coming your way.We submitted 1/22 and heard back 2/17
It was 24/220 25/440 26/220 Aug UY
I can see why they bought it back but still hurts lol
For some people it depends on how much they might save on an AP and dining/merch discount over the holding period of the contract. If they lowered the cost for direct to $160 I would consider. I think it came out to $190s... not going for it on a 2057 contract
I had a VGF ROFR’d last year when people were saying that “ROFR will never come back because Disney is broke”. Went back later with two more VGF contracts at a slightly higher price and they got through.Welp….Disney took my Animal Kingdom contract for the SECOND time!
