I think you’re absolutely right on this. These monster contracts can be next to impossible to sell, and a seemingly low purchase price doesn’t guarantee any profit down the line, and might even require a further reduction to get rid of. Also, the new Lakeshore Lodge won’t help Riviera resales either. To be fair this is also a 400 point contract….. I wouldn’t use this as a benchmark for 100-150 point contracts…..

With the investments being made in the parks just starting, I could see ROFR staying low for another year or two as they invest elsewhere....eventually sales will probably pick up again. The Right of First Refusal (ROFR) "monster" took it easy to close out 2024, with only 4 contracts bought back in December—3 for Old Key West and 1 for Animal Kingdom Villas.
December 2024 ROFR Update: Wrapping Up the Year!
Here’s the big takeaway: In 2024, only 2.9% of all contracts were bought back by Disney. That’s about the same odds as:
Hitting a hole-in-one as an amateur golfer
Catching a foul ball at a baseball game
Winning $100 on a $1 lottery scratch card
What does this mean for 2025? You don’t need to be overly concerned about ROFR when buying a DVC contract next year.
And if you do "win" the ROFR lottery, don’t worry—there are always other contracts waiting for you!

Broker : “The going rate is 150 $/p, no one is going to buy it”Someone is asking direct prices for a VGF resale today...I wonder if the broker gave them any guidance or if they are just out to lunch in general.
Saw that. Nothing to do but shake your headSomeone is asking direct prices for a VGF resale today...I wonder if the broker gave them any guidance or if they are just out to lunch in general.
Someone has also list a non-sub AUL contract for $150 today. Optimistic I’d say.Broker : “The going rate is 150 $/p, no one is going to buy it”
Seller : “Nonsense! Someone is going to want to pay full price, additional closing costs, wait an additional three months, and not get any direct benefits! Put it on there, you’ll be over run with offers!”
Some people are just stubborn and delusional
Funny thing is all points are the same...obviously UY and how many matter but it's crazy to see the discrepancy between apples to apples contracts.Someone has also list a non-sub AUL contract for $150 today. Optimistic I’d say.
I saw this and wondered if they got “Floridian” confused with “Californian”!Someone is asking direct prices for a VGF resale today...I wonder if the broker gave them any guidance or if they are just out to lunch in general.
