To be fair this is also a 400 point contract….. I wouldn’t use this as a benchmark for 100-150 point contracts…..
I think you’re absolutely right on this. These monster contracts can be next to impossible to sell, and a seemingly low purchase price doesn’t guarantee any profit down the line, and might even require a further reduction to get rid of. Also, the new Lakeshore Lodge won’t help Riviera resales either.
That said, I still love Riviera! But the exit strategy for any massive DVC contract is kinda murky.

With the investments being made in the parks just starting, I could see ROFR staying low for another year or two as they invest elsewhere....eventually sales will probably pick up again.

Someone is asking direct prices for a VGF resale today...I wonder if the broker gave them any guidance or if they are just out to lunch in general.
Broker : “The going rate is 150 $/p, no one is going to buy it”
Seller : “Nonsense! Someone is going to want to pay full price, additional closing costs, wait an additional three months, and not get any direct benefits! Put it on there, you’ll be over run with offers!”

Some people are just stubborn and delusional

Someone has also list a non-sub AUL contract for $150 today. Optimistic I’d say.
