Yep - I came here to say just that! 🤣 @Girlstar30 - I forget, have you stayed at RIV yet?
I have not and I am staying there this September.

I did walk the grounds and already fell in love in January. I picture myself laying by the pool with a gelato in my hand already and watching the fireworks from Topolino.

Perhaps don't be surprised to see my posts containing a Riv picture come October 🤣🤣 I need more $$$ BTW my plans are greater than my wallet 🤣🤣

Soooo…a cautionary tale. I spent the first part of last year buying several resale contracts. Swearing up and down (to myself mainly) that I would absolutely never ever - under any circumstances - buy direct. Couldn't make the math work, didn’t mind not having the extras, etc. That lasted until May when I bought 300 points @ RIV.

I’m now in the process of reselling some of those original resale contracts to buy more direct…which isn’t the end of the world but certainly annoying. Luckily, I got great deals on the resale contracts and have made enough to come out ahead slightly…but that tends to be rare when holding for such a short period of time.

Anyway, you didn’t ask me but just wanted to share my experience. At the end of the day we’re spending so much money over the lifetime of these contracts that if you even think there’s a chance you’ll love RIV, I’d pause on this latest contract and wait until you stay…SSR will always be there. And who knows…summer incentives could be a winner!
 
I actually did the math and it comes out to just paying $16 more to sell my other contract points at $18 (BLT or AKV) and then turn around and rent a Riviera one bedroom reservation for four nights in January from Davids, than what a Riv owners value of points for booking is. Then I can use my SSR SAP points to stay every where else.

I thought that was amazing for whenever I want to stay at Riv.

This is ofc when you factor in SSRs lower maintenance fees annually on a 150 point contract which is almost $1000 less annually than a Riv 150 point contract. That's when I pulled the trigger for resale only.
Careful with the tax implications of all of this as well...

We are selling all of the 2025 points to bring the cost down, and will probably book spring break 2026 with the points for that year. I was getting nowhere on countless offers on numerous resorts, and getting free 2024 points in our February UY seemed like the best option to lower the cost per point.

This purchase might look bad in 6 months to a year, but I'm thinking it will be fine down the road as 2042 draws closer. Only time will tell, but it was a gamble we were willing to take.
Just got a call from Andy at www.dvcresalemarket.com and the contract has been cancelled. They are underwater on their loan and the contract won't cover it. I thought this info was discussed/disclosed before listing, but apparently they weren't up front about their situation and somehow it just got discovered. I haven't told my husband yet, I think he was glad we'd finally found something and were moving forward.
I'm disappointed, but the only way I can look at it is that we weren't supposed to have that contract and something else will come along. I'm tired of looking though, so very tired.

I like hearing other people's experiences, so thank you for sharing 😊 It wouldn't surprise me if I do something similar.

I'm stubborn as a mule as others have noted lol so I'm going to go through with it and then suffer later 🤣🤣🤣

My first waitlist went through today for bcv and I felt a high like no other, DVC is my drug lol

Nope, I knew I liked RIV before I bought resale but I, too, was being stubborn. 🤣🤣

And hey, who knows - there’s nothing saying you can’t have SSR AND buy RIV down the road. 1,000 pt. Club here you come!!

@Girlstar30 you can also see if you like/need the two UYs down the road. If not, strip and flip AKV and use the money direct. Nothing is final. I was hunting for VGF resale and then boom Big Pine Key was announced. No one knows what DVD will do in the future.

How many nights would I have to stay for one bedrooms with 1000 points 🤔 Lol! Are you selling all 3 of your resales?

I totally thought about this but would there be enough time to sell your resale when something hot was announced?

I would be worried that there'd be a fire sale and then I'm in the selling process and then bam sells out 🤣🤣🤣

Especially with how long some of these people take to sign their paper work geez. At least I assume the buyers would be quicker to sign that some sellers.

Resales are trending downwards, but with this current up and down were living in these days things can turn around if the "Golden age of America" really does hit 🤣🤣

Big Pine Key's "fire sale" did get spotty towards the end. Lots of people reported being told no UYs with current UY points unless they were matching existing memberships. If you escalated or pressed the guide they seemed to make it happen, but the inventory really did seem to be low because VGF was again "sold out" in the next round of incentives.

The very good OKW direct sale had a cap of points added because Disney was running out of OKW points! We saw tons of OKW contracts getting taken with ROFR at that time.

If you really want an excellent direct deal if/when it pops up, I would buy it and not wait too long because the promotions can change at any time and inventory of sold out resorts can be limited. You can always do 60 days to pay where you get two full months to make the entire payment. You can also finance it and just pay it off really fast. I know some people do that to get a little more than 60 days if they want something like 6 months. There is no penalty paying off a direct loan early AND you can even use credit cards to make the payments.

I am a fan of getting credit card bonuses when buying contracts so I can either cash the points out and use the cash value against the cost of the contract or save the points for flights and extra expenses I would occur traveling. Lots of different options! There are even 0% APR cards that you can carry a balance on for 12 months interest free.

Extend your closing as long as possible and finance your purchase. Then pay it off as soon as your sale goes through.
 
Surprisingly not that many. I dropped 312 points for 5 nights in August. 174 points for 3 nights in Feb.
I'm eyeing that poly island tower theme park view for a waitlist but I just can't bring myself to do it. When in my right mind would I spend that much on a hotel 🤣🤣🤣 they should show it in dollar value and points 🤣🤣

Credit cards are the way to go. I wont pay for flights for years with the well over 1 million miles I earned buying DVC direct
