I have made a dozen+ offers that are $25-40 below list over the past week or two (mostly PVB and VGF). I would say that 1/2 either flatly rejected it or didn't reply at all, some came back 5-15 below the list price, and then I finally got one willing to go down about $30 from list price and another slightly cheaper (but with some points stripped instead of loaded). Yes, the list prices varied, but I got nothing below $155 for either property for a week and then finally $150 with 1/2 a year's points banked and $140 with 1/2 a 2023 points missing... I think I could eventually get to/below $140 without any missing points (if the market doesn't start rebounding)...but I decided that it wasn't worth the effort to try to save even more, especially given that many of the current available UYs do not appeal to me. So it comes down to some combination of stamina, determination to get a deal, getting lucky (finding the right seller at the right time), patience, etc. and the trade off is how much you value your time and the aggrevation of dealing with unreasonable sellers/brokers. The boards are full of stories of people being refused on a contract at $x/pt, only to find that the contract eventually sold for $x-5/pt weeks/months later.Hi richeql (or anyone else who wants to comment!)
I'm curious, because I've been feeling a little bad about my contract after perusing these boards - I have a 200 pointer at SSR in ROFR that was sent 4/6 so likely just a day or two away.. also a June UY with full points coming 2023 and beyond. What is the difference between your two contracts that caused one to be at $90 and the other at $102 pp? Just seller willingness to negotiate? I will confess to not doing enough price discovery work as this is my first resale, and I'm perfectly happy with my deal at $105 per point compared to the alternative of adding more at AKV (bought direct there back in 2007) for $165 from Disney... but I picked a contract on the low end of the pricing range and perhaps didn't lowball near enough?
Live and learn, although this will be 450 points total for us so and our kids are getting to the middle school ages so I probably won't ever use what I learn!

Sure. I can elaborate. Two different resale companies. Got what I thought was a good deal on the first one and so was willing to go a little higher on the second one. Totally agree. I thought we would be hearing something yesterday or today but it seems like nothing has moved since Tuesday.Still no word yet. There were a few contracts passed on Monday and Tuesday that were submitted ion 4/4 and 4/5, but there are still quite a few of us still waiting at over 2 weeks now.![]()
Another of the many ROFR mysteries. My contract is at AUL, and as an active selling resort, it shouldn't even be considered for ROFR, even when the Monster isn't asleep...Definitely slow moving on the ROFR front. I hoped I would have heard by now but I'm guessing any day now.
I would love to know the full process of what happens as each contract enters the process. Do they straight up review each resort in the order they enter the process? Are resorts assigned to certain individuals so some lists will be shorter and quicker than others etc...? So many questions.

This is what I've been trying to tell people in other threads: the current timelines we are seeing are ridiculously fast compared to historic data, and folks need to worry just a little bit less, and relax and enjoy making progress a little bit more. Seems like some new buyers are working themselves into panic attacks, when it should be a more enjoyable and exciting experience.
Instead of "Man, I'm sure glad ROFR and closing aren't currently taking 2 months to clear", we're seeing more and more "I saw someone get their ROFR back in 3 days on a Friday and they closed the following Monday, but mine is taking 4 days! What's wrong? Who do I need to call?"
*Not a criticism or judgement of anyone, just trying to get folks to realize it's moving in the right direction, and even if someone did get their paperwork a little sooner than you did, you're still miles ahead of everyone who purchase just a few months ago.

I‘m retired, so I’m home and available. Maybe it was like that.Thanks for that - I wasn't so worried about my time, but there was a real advantage to the $105 pp deal - it was accepted approximately 22 minutes after I made the offer (probably an ominous sign), contracts sent the next day and submitted for ROFR the day after that. For us, there's going to be a huge advantage there because we need to make a trip early next year and I really want to book that with these new points (we have 153 AKV out of 250 from our direct contract coming in June) because we really like Riviera (but won't stay there for this upcoming trip) so we will constantly want to use our resale points whenever we aren't choosing Riviera to save the more flexible direct points.
In any event, thanks for your kind response! It does make me feel a little better - I didn't make an incredible deal but did perhaps save some time and in the end balanced against all the airfare/tickets/dues I'll end up paying, what's $10/pp among friends!
