I hear you, but MF's follow calendar year and not UY. Technically, the 2017 fees were for January-December 2017 of which only one month is MF's for the December 2017 points. 11 months of those fees were for the Dec 2016 points of which I would have none. Also, all of the 2017 points aren't there. It's a partially stripped contract. I'm not saying I shouldn't pay them, I'm just saying it wasn't crazy to ask for them to eat the cost because I would only have the points for one month of 2017 and not even full points at that.

It's all a moot point. I've moved on and may be abandoning BLT altogether. I just don't have the time or patience for this right now. Maybe I'll come back to it, but I may just say that there's something keeping me from owning there, so I shouldn't fight it. :/

I know they seem to really be targeting BLT right now, but eventually one will stick for you :). Do you have another resort in mind or are you just fed up with the process?

I think we may just add-on to our VGF points. We love the resort and love that it is smaller. I really think they are going to start buying those back more and more now that Poly is almost sold out. Even though they are pricier, they're very nice and a lot cheaper than direct at $130pp or so compared to $185pp direct. I will just stay on the email lists and move on a BLT contract if I find a good deal. Otherwise, it's time to move on for us for now. I know that the listings really pick up at the end of the year, so maybe we will buy a BLT contract then. :) I have no plans on buying more than the one VGF add-on and possibly a BLT contract one day. I was just trying to knock it out while our kids are younger and we will be going to Disney more than when they are older. They say everything happens for a reason, so I'll just trust in that. :)

Thank you! I'm really irritated by the ROFR wait though. Monday is Day 26.
I strongly recommend that you contact your broker and ask for the status. In my case, I had not heard in over 30 days. I finally called the broker and they told me it had passed two weeks ago. They never bothered to let me know.

Honestly I think your offer price is low and some people won't want to bother countering if what you're starting at is so far from what they want. $100pp with MFs, 2017 points, and seller paying closing costs would be a steal. I would have said no if I was that seller. May I ask how many 2017 points were there (out of how many)?

Also how was your offer worded? The seller has already paid the MFs for 2017, no? Back in Jan/Feb?

My second attempt at BWV. My first one was taken in ROFR so pixie dust on this one making it through! I do regret the feeling that I overpaid in price per point a little, but was spooked by losing the last one.

Good luck! $97 isn't overpaying at all for BWV.

Yes, the seller already paid them earlier in the year and wanted to be reimbursed. Of the 250pt contract, I think it was 200 available in December 2017. So no points until December of this year, and not full points at that. I ask for everything and figure we will go back and forth until we settle somewhere in the middle. The list price was $119pp which is pretty high on a 250pt partially stripped contract. The cost per point typically drops the more points there are. Again, it's all good. I've moved on. I was all riled up about it last week, but I don't care anymore.

Keep Trying TexasChick123, you'll get one.
On a side note.....
I think every offer should be presented, if you bought direct - MF's are prorated based on closing date(from what I have read) and most importantly maybe it's just some "magic" that is going on to help you get an even better deal :flower1:

good luck! hope this one gets through for you. I submitted a BWV on 3/24 and am thinking it will probably be taken too as time is going by.

So, I have not been on this thread for awhile. Last 3 add ons have been direct. And, in fact, we were planning to buy Copper Creek direct this time but the cost!!! We could get 65 CCV direct or 150 resale. So we started watching the resales again and made an offer today. It's 150 points at HHI with June UY. It has all 2017 points and forward. It was listed at $64, offered $59 and settled on $61. We pay 2017 MF and the CC. Overpaying a tad but it's chump change compared to the $176 price tag we were considering.

Husband is out of town so we will send back the signed docs and deposit on Friday. Then it's off to ROFR.

What's this about ROFR taking 2 weeks? It was 30+ days the last time I was in ROFR.

Congrats! My agent said ROFR was moving fairly quickly but it is the e-stoppel that is taking 3-4 weeks now.

I would agree estoppel taking3-4 weeks as we just got our closing docs today.

Often when ROFR is fast, they reward you with slow estoppel or closing. So don't worry, you'll get the usual dose of annoyance :) It is a LITTLE faster these days, and the market seems a little slow which helps also.

Congrats!! More than twice the points :) I'm at 21 days and counting so a few of the contracts are still heading toward 30 day mark
