ROFR-A Bone to Pick-Why Post the Announcement?

Let me say first that the very nature of this post is going to peeve some off, I suppose. I say that because I want to stress that is NOT its intent. The intent is to get an answer to a question that's been nagging me since I joined this board. Having prefaced my question, here goes...


We are all very pleased when we join DVC or buy and add-on. Some of us choose to announce it and some of us choose not to. I think we all relish in the pleasure we see when someone establishes or otherwise enhances their ownership in DVC and their joy with said purchase.

What really gets me is all these posts and threads regarding ROFR.

Disney passes on ROFRs all the time. They reject on ROFRs all the time. There's nothing statistically meaningful in simply telling us "we passed" or "we didn't pass".

Are these posts as described in the paragraph proceeding this one (joy and celebration) or are they thought to somehow be informative of what is happening at any given instant in time in the ROFR process?

If one is not going to share any quantitative information regarding the ROFR, why share anything other than, "We purchased a DVC interest today. Please join us in our joy over this."?

I understand that it is anyone's right to withhold the financials of their transaction. It is certainly understandable that some are willing to share (isn't it a matter of public record anyway, BTW?) and some are not (on the forums) and that's OK.

EVERY time I see a ROFR post or thread, I run to see how the market is performing relative to yesterday. I hope to see trends and be able to establish whether the value of my purchase is diminishing or increasing relative to last month or last year for that matter.

Maybe I expect too much, but to sum it all up, why make threads entitled "We Passed ROFR today, blah, blah, blah" unless there is quantitative data available for analysis? The ROFR concept has nothing to do with the act of buying. Once purchased, ROFR is out of the way. Why not just say, "We bought today! Be happy and post smiley faces for us."

Now I'm rambling and I guess that's all this is anyway; a rant, so I'll stop now. It won't make any difference anyway but I wanted to get it off my chest. So there.

Maybe the people post it because they are excited about the contract passing and they are now members and want to share it with people who understand and are happy for them. No one forces you to open the thread and I honestly can't understand why it annoys you.

I agree with you that when I see ROFR, I am also curious in the price per point that went through and for what resort as it helped me in guiding my resale purchase recently. But sometimes I got that and other times I didn't.

I think that people are so excited and when you research all the information about buying resale, ROFR is the big "stumbling block" to getting a good deal. Not like a typical real estate transaction where buyer and seller are the only one who has to like the terms.

So, the stress of waiting just bubbles out into the I PASSED WOO HOO!!!!

I agree. I have a whole raft of types of threads which don't interest me and I don't waste my time opening them. Most of them are not things I dislike -- just things I don't care about. There are many, many things which are legitimately important to some members which don't interest me.

Nobody else determines what I look at, or don't look at. My decision, my fault if I don't like what I read...and an even bigger bad if I continue reading once I realize what the thread is about.

It gives you a good idea of what the market price is but more importantly what the sellers are willing to pay, such as closing costs or maintenance fees.

I get excited for people. We just purchased (through Disney) so we didn't have ROFR suspense but I totally understand why people want to celebrate. Also, who better to celebrate that moment with than people who are DVC members and can understand your excitement.

Just avoid the posts if you don't like them... I avoid ones that I don't care to read!!

I see trends in the ROFR information. And trends in the prices. After reading them I knew I could ask seller to split closing costs with me.

Plus I enjoy sharing in the happiness of others when they pass.

Exactly. The quantitative information is in that thread. The other threads I just took as celebration. Considering the number of negative threads and topics here, I'm surprised to see someone complaining about people posting news which they consider 'happy news'.

But I suppose that I will be accused of putting words in OPs mouth. If I misunderstood, it would appear that I am not alone, and this time cannot blame my English skills. (That was for Tozzie )

I agree with this statement.

I look at the ongoing ROFR thread to observe the pricing trends because I may do an add on in the Fall. I am hoping prices will reach rock-bottom at that time. I find the ongoing ROFR thread to be invaluable to me, at least for now, while I am window shopping.
I also look through re-sales, hoping for that bargain that may grab my attention.

I think the folks who post waivers are just really jazzed, and the folks who post ROFRs are just really bummed. They aren't really thinking about providing pricing data.

There's no harm in adding an "If you feel comfortable doing so (and haven't already) please post the details of the transaction in the ROFR thread" as a reply. My guess is a lot of folks new to DVC just don't even think to do this.

The main "ROFR thread," under Operations, has good info such as price per point, who paid closing costs, who paid MFs, etc. I follow that thread, and have used it for my own research (kind of like Kelly Blue Book ).

To your point, single threads without the above info are really just like...
"I got my financing approved!"
"I just purchased through Dis!"

People would be like, "How much did you pay?" "What were the incentives?" "What resort did you buy?" "What were the rates for financing?" "Do you know if they check credit?"

My guess is that if you checked the ROFR thread, many people post in both places. I'm pretty sure I did. I really wanted to see and hear...

I know, go ahead and say it...totally cheesy! Moral to the story...please post the details in the ROFR thread so that others buying after you know current market value for the points. It helps both the buyers and the sellers know what's a fair offer. Then...post a thread that says...PLEASE OH PLEASE tell me I did the right thing, and WELCOME ME HOME while you're at it!!!
