Riviera RESALE usable at other FUTURE DVC resorts???

I would agree that it will probably only be good at RIV, but at this point, we're all just guessing at what DVD will do.

The POS specifically states that resale Riviera contracts won't be able to be used at future DVC resorts. Of course they can change things but it's not just a guess as to what the resale restriction entails.
 
Never say Never... but it's pretty much never!!! DVD is looking to kill resales, so I doubt it will ever change. Although nobody knows for sure what will happen in the future, sadly, I predict it will only get worse and more restrictive over time.

It will be interesting in the 2040s when all those resorts expire and get sold again. Having direct points will become more useful
 
Not only is DVD looking to kill resales, but with those restrictions, lower resale values will give DVD a bigger spread on ROFR’d contracts. The more they can kill the resale market, the lower they can buy back the contracts just to sell them at their astronomical prices.
And it would not surprise me if someday Disney imposes restrictions to point use on your home resort only.
I really don’t put anything past them.
 
I hope they never restrict points to your home resort only. Would they legally be allowed to do that for existing points?
 
I’ve noticed that so many resale buyers disparage purchase of direct points, the arguments being a) the blue card is worthless, b) the additional cost is never justified (unless you want a free refill of popcorn at Aulani that’s worth less than a dollar), c) the annual pass discount for DVC members is a rip off, d) member events are nonexistent, etc, etc. But personally I think the resale restrictions, which are never going away and will only increase, new resort construction and looming 2042 expirations will severely undermine every aspect of the resale market.
 
I don't think Disney is looking to kill resales. That would lower the true value of buying DVC at all. One of the biggest advantages of DVC is that it holds its value if you ever need to sell.
Personally, I would probably not buy resale unless it was exactly what I was looking for, use year, points, resort and price. I want to be able to use it at all the resorts and Moonlight Magic events if they ever come back.

I agree. The ability to use points at all the resorts, especially, right now, Riviera, is very significant to me. I don’t think Disney is looking to kill resales either, but I do think they want to make purchasing direct a more attractive option. And an inevitable side effect of that strategy is a devaluation of the resale market.
 
I’m a Hybrid Member. Not currently interested in RIV but future builds may be of interest to me with my OKW points. I love my BCV resale. How many resorts options do we really need to choose from at 7 months haha. Having resale points good at only your home resort needs serious analysis before that purchase.

I never thought I would buy resale points at RIV because they are good only there. But, I did once I fell in love with the resort,

Now, I do have enough other points to stay other places, but RIV will be part of every trip.

So, for us, those are the only resale we would consider. We plan to buy VGF direct when it goes on sale because we want it for early December trips every other year for a few nights.
 
The internet is rife with people who need everyone else to agree with the decisions they've made. The incessant arguments about resale vs. retail are a good example of this.

In dollars-and-cents terms, it's hard to justify a retail purchase. Most of the benefits are either difficult to take advantage of or small in value. The exception to this is the AP discount for guests whose visit patterns would ordinarily justify a full-priced AP, and it can take a long time to make up the purchase price even there. The restrictions are a little more material, but it is always possible to rent one's points out and rent a stay at the resort of one's choice. You'll probably lose a bit on each of those transactions, but again it might take many of them to close the price gap.

The trick is, this purchase is never a dollars-and-cents one. From where I sit, timeshare purchases are almost never about "saving money" because I suspect most timeshare owners end up spending more on travel than they would had they not owned at all. Of course, they also probably take more vacations than they would have if they had not owned.

Instead, I think that at its core, timeshare is an aspirational and emotional purchase: it feels good to "invest" in one's family by enabling more frequent vacations, and those vacations are often in lodging that is quite a bit nicer than you'd be wiling to pay market rate for. I know that's been true for us. There is absolutely no chance we'd've chosen to rent a 3BR penthouse in Hilton's Lagoon Tower in Waikiki for a week at market rate. But it was awfully nice. The same is true of the extended family vacation we are taking at SSR this March. Renting those units, even from an owner, would have been "right in between ouch and boinggg." But, we had a bunch of assets left over from the pandemic that were going to be hard to use otherwise, so why not live it up?

There are advantages to Direct and Resale. I think the only advantage to resale would be cost savings. We personally bought DVC to stay on property, I'm sure there are dozens of just as nice or nicer off property resorts close to Disney. I'm just not that interested, I want to be in the Disney Bubble. For me the only resort I would consider resale currently would be BCV because of its location and high direct price and possibly Riviera or CCV if the price was really good.
