Maybe part of the difference is availability. DVC members have had the ability to modify reservations and make new reservations while that has not been available at other resorts since the reopening was announced. It would not surprise me if there is noticeably less available DVC rooms starting around the 11th. There are also likely to be a lot more guests willing to travel when the parks are opening back up than while the parks were closed. So more people needing to be moved into fewer available rooms at the resorts announced to be open. I think that Disney is trying to figure out what to do from both safety and PR perspectives. Disney also will not have the normal number of cast members, and can't put guests in Coronado Springs if the NBA is there. So there is a giant puzzle to work out a plan while everyone wants to know what that plan looks like.
I want to suggest patience, but I want to know what will be going on with the parks in September when I have a trip scheduled.
I can confirm that DVC owners room availabilty for prior to park openings and after is definitely different...a lot less.
However, remember too that Disney retains control of some of every resort, and has the ability to pull rooms...which they may have done a while back.
But, until the other resorts open, things will look different week to week as they move through dates for people.
