Can anyone share their experiences on buying resale??

I want BWV or BCV as home resort...should have bought BCV back on 02, when we looked, but we were talked out of it!


I've been looking at timshare stores resales and they seem doable....

just wasn't sure experiences or process, feel free to pm :thumbsup2
 
We bought through TSS (sponsor of these pages...THANKS!) about 2 years ago. It is definately the way to go. As I recall, the whole process took about 6 weeks. We had initially bought at a DVC sales presentation at AKV. Thinking about it, we knew we would be much happier at BWV, so I cancelled with my guide within the cancelation period and bought through TSS (Scot Decker).

My only problem was on 1 of the 2 contracts I bought, the sellers were going through a divorce. They couldn't get together to go get signatures notarized on the documents. I was about to cancel that contract and make an offer on another when they finally got their act together.

Buying resale I'm not treated any differently by MS or other parts of DVC.
 
We bought in Aug with Jaki and **** at **********. We bought a BCV contract. The process was smooth and went through in 3 to 4 weeks. When we add on points, we will most likely use them again.
 
I have purchased two resale SSR contracts with Jaki at www.**********.com and have been very pleased both times. If I should ever buy another resale, I will absolutely use Jaki again.
 

We did 2 contracts resale and it was great! It's a great way to save money... so long as you have patience! It CAN take a while, but it was worth it for us! We have since done a small add on direct with DVC, but I would buy resale again in a heartbeat!
 
Timeshare Store are great to work with! I highly suggest BCV as it's a smaller resort and harder to book at 7 months.

thanks, I've looked at the timeshare store link on here....

i definately think it's the way for us to go and time..that isn't a big deal. we prob wouldn't want to use points until fall/winter...if not til next year, no biggie. we are going down on the 45% off deal staying in a 1 br at bwv in april......

I have both bought and sold using the TSS and the process is simple and easy.

Once you find a contract, give them a call and make your offer. Once you and the seller agree on terms, it goes to Disney for ROFR. They can take up to 30 days.

If you pass, you sign everything, send it back, and within a few weeks, you are a DVC owner!!! Start to finish, if all goes well, 5 - 8 weeks!

The hardest part of it all is waiting during ROFR!!!

We went through TimeShare Store for resale and it was great. Submit your contact info on their website or call the 1-800 number, and they call you back really quickly. Tell then what contract you are interested in and provide any additional terms. Then, they e-mail you the paperwok, you print and complete, and mail it back with a deposit check. Once you past ROFR, you are like any DVC member. The last issue is payment. You can choose to finance through a bank that TimeShare works with or pay it off yourself. For my two cents, I recommend that you do not finance DVC - through Disney or resale.

I must say I have actively dealt with three out of the four major resellers and they all seem pleasant and professional...

I have been been in the market as a buyer of DVCs on the resale market and here is my take on the agencies. (this is all my opinion)

I think Fidelity (fka GMAC) has the most listings (DVCs listed for sale) but does not do a good job selling them directly. They get the large number of listings as apparently if you call DVC directly and tell them you want to sell your contract - they suggest Fidelity. That said, they charge buyers a $195 "administrative fee" to buy a DVC thru them - a real turn off for buyers vs the other resellers. So they have alot of sellers but few buyers. Not a real market maker.

DVCbyResale (Shontell) and ********** (Jaki/****) both co-operate with Fidelity (meaning they will share Fidelity listings with you... just like a multiple listing service). So for buyers, they are both good places to look for alot of listings. These co-operating listings wont be on their website, and while they will try to sell their own listings before they sell you a Fidelity contract (then they dont have to split the commission) they will sell you a Fidelity if there is one that meets your specific needs.

TSS I think has a lot of buyers looking for DVCs, their fairly priced listings sell way more quickly than anyplace else (I have seen some real attractively priced contracts not move at Fidelity that would not survive one day with TSS's clientele). If I were a seller of DVC, there is no doubt I would list w TSS. On the buy side TSS does not share listings with the other agencies - that limits available inventory for buyers.

We have placed bids with both Jaki/**** and Shontelle. But I must say Jamie at TSS is very very very professional. When my current contract gets bought back by disney I will use her (assuming her Aug UY SSRs are still available).
