Is there any advantage/disadvantage to buying resale thru either Timeshare Store or DVC? We are looking at first time purchase, smaller contract in older resort. Also, since my search function isn't working - would someone please explain use month again for me? Thanks!
 
No need to use the search function. There are about 15 threads discussing this on this very first page. Can't buy a small contract from DVC direct if this is your first purchase. Minimum of 160 is needed. On resale, can buy minimum of 25 points if you find it. Use year refers to what month you get your new infusion of points. For example, we have Sept use year. So we are on our 07 points and in Sept 08, we'll get our 08 points. Wierd but it works. Don't get a UY that is close to when you want to travel. We travel in the low season (Oct thru March) so Sept is perfect for us. But if we travelled in the summer, Sept would be a bad UY. If we had to cancel our trip for the summer for some reason, we'd only have the points till Sept then. Katherine

I bought my first two contracts via resale. I bought BCV in 2004 and OKW in 2006. Saying that I bought AKV in 2007 because DVC was offering it at what a BCV resale was going for at that time. If your set on an older resort, I can tell you that I had two flawless transations with the Time share store. The use year is when you actually get that years points. As long as your going to get them, you still can make a reservation before your use year. I personally like having my use years the same on all my contracts, but that's because I'm a Hillbilly!! It's easier for me to bank or borrow and manage my points. I wouldn't be supprised if I buy into another contract. I am a DVC addict!!
 
Katherine, I thought I had read on these boards (it was a while ago) that someone had done the DVC tour while on vacation and refused to buy SSR because they wanted an older (can't remember, think it was BC). Anyway, they ended up buying resale thru DVC. I can't remember if it was a huge contract, but I didn't know that DVC had that as an option. So, that's why I'm not sure which the best way would be to go. How about closing costs and financing?

My understanding is that the only way you could get an older resort from DVC is if they have points they have bought back from another owner. I think some owners actually wait list to get points for DVC for a specific resort with the desired UY.
 
Thanks, now a couple more questions. How important is buying a "home" resort. What if I can purchase more points with a resort that I don't plan on staying at? Or what if I buy Hilton Head, which is a lot less expensive. Will I get the time I want at the resort I want if I do that?
 
I would say it is very important. I recently purchased an SSR resale because there was no AKV available at the time. I was told that because I was traveling in May I didnt need to worry about the home advantage as it was a slower season for DVC. I tried to make a reservation at AKV in May and could not get in. Now, thats not to say that there wont be times whren I am lucky but I cant count on it. I should have waited for AKV and not listened but I believed it and did not know about these boards. I regret buying where I did and would have been happy to pay a little more for AKV so that I commited fifity years to the right resort. In the long run it is a nominal amount compared to the fifty years of maintanace fees. Buy where you would be happiest staying over the long run.

A "home resort" will allow you to book 11 months out whereas other resorts you can only book 7 months out. This might come into play, let say...Christmas week or another busy week of the year. Most availablilty at Disney will be gone by 7 months out at Christmas. Other than Christmas week, Easter week, and Thanksgiving week, you might be able to get something 7 months out. I like to go in March so it usually isn't a big deal getting anything I want at 7 months out. One other thing to consider when buying at a cheaper/point contract, look at the maintenance fees....It might be better to go with something a little more expensive per point and less maintenance fees.
