Resale Question: Minimum purchase? ROFR?

We considered looking for a small resale purchase, but were then told by another member that the minimum purchase that would pass ROFR would be 150 points. Now we have been told differently. DH and I would love to buy a small amount, perhaps enough for a few nights in choice time, for a romantic weekend getaway once a year. This would be perfect for us at this stage in our lives. We would then be able to add more when grandchildren arrive (hopefully quite a few years down the road since both kids are in college!). Does anyone know the real story here... are small repurchases okay or not okay? Thanks for any info! ~Ev

It depends on the dollar amount. A high enough price will pass ROFR, even with a small contract.

The 150 point minimum purchase applies only to initial purchase directly thru DVC. Resales may be purchased as small as 25 points (if you can find them).

ROFR applies to every resale and Disney has it's own (unknown) formula for that process. In general, it takes into consideration the amount of the offer for the contract and may vary based on the resort, Use Year, amount offered and even the number of points in the contract. Only Disney knows the criteria in force at any given time.

Once you are a member (even with a small contract), you would be able to add-on to your contract in amounts as small as 25 points at any resort directly thru Disney.

You can get an idea about acceptable ROFR amounts from posts on this board and the DVC Planning Board.

Don't hesitate to ask any questions that come up during your purchase consideration.

We just passed ROFR with a 50 pt contract at VWL! I can IM you if you like and give you a recommendation...not sure if that is allowed here or not. It was SO easy and FAST getting it! Small contracts are out there.

Good advice and if you follow it closely, you will find that recently Disney has been VERY active ROFRing small contracts at just about any price. I can only guess they feel their administrative overhead is too great with a small contract, but they have sure been hammering small contracts lately.

That doesn't mean you shouldn't give it a shot, though. If you are offering on a small contract, be sure you are well above the normal ROFR level for that property and hope for the best. Don't try to squeeze every nickel out of the seller -- if you don't get past ROFR, the price you negotiated benefits nobody but Disney. And they won't even send you a thank you card!

Yes, I had noticed a lot of recent small contracts on the list did not successfully make it through ROFR. Some weren't loaded either. That's a bit discouraging. It seems the best lesson from glancing over that thread is: don't get our hopes up! ~Ev

If you are looking for a small contract make sure you call the resellers like The Timeshare Store and let them know what you are looking for. Most small contracts are sold before they hit any websites.

Also, I agree about not nickel and diming the seller. Most small contracts go for asking or possibly above. I know we weren't worried about saving a few bucks as much as we were worried about making sure we pass ROFR.

Do you think that Disney is looking at who is buying the small contracts? If it is a current member, they pass on ROFR. If it is someone who is not currently a member, they implement ROFR and buy it out from under them? Could this be a way to limit new members to 150 points or more?

That's been a question over on the ROFR thread for a while. I don't think anyone has come up with an answer. If it is anything like their other ROFR decisions, there are probably a number of criteria they look at, which makes it hard to figure.

It's hard for buyers, especially new folks who don't really know the ropes yet. But the only thing a buyer can do is make a good, solid offer and hope for the best. Many have tried several times before succeeding.

I agree with this line of thinking. I noticed that alot of those that were ROFR were from possible new members.

I've already checked the points chart for this year and next. For the time we want to go, it's 9-12 points a night for our anniversary over the next few years (24 a night if we waited until the appropriate weekend rather than going on our actual anniversary). By then, we would hope to purchase more points. We'd definitely accomplish our goals with a smaller purchase. ~Ev

rofr is based on doller amount not the points i bought only 100 points vwl disney is 150 mininum ssr for a new buyer rember you can always call them and ask

That's not exactly true. Disney will exercise ROFR more readily on smaller contracts than on larger contracts, due to the difference in the cost of administering contracts of various size, and how valuable smaller contracts are (since they're more rare in the resale market).

Didn't hurt us non members on our second try. We got our 50 pt VWL! Came with extra 05 pts as well, so nice package. We offered more, and asked sellers to pay closing.
