Resale Points in Account Leadtime?

Hello: We bought a resale contract that passed ROFR 1/22/21. Still have to go through the closing process.

Realistically, when can I expect the points to show up on my account (we're new members with a direct purchase this month but this would be our
welcome home trip"), assuming the sellers don't delay? Please note that the seller is international.

Trying to get the points in (300 CY 20 banked + 300 CY 21) combined with my 250 direct (125 CY 20 banked + 125 CY 21) to book a 2BR or GV for last week of March.

It's looking very tight, and availability for that week is not helping.

Maybe I should book a studio now with my 250 points and then edit if the points come in time?

I would think based on past experiences that it would take at most another thirty days if it all gets returned quickly on the seller’s end. It’s definitely going to be tight getting something booked for the end of March, but I’m sure you will be able to find something. With the suspension of holding right now cancellations are happening all the time closer to the trips, as long as you don’t care what resort you stay at I think you should be able to find something. Maybe even call member services once your points arrive and they may be able to find something in breakage that you can’t see online.

Oh thanks, did not know that Disney has cancelled holding provisions for now. So I can book anything now for late March and cancel early March and not be subject to the points going on holding?
 
Yes as of right now but they could change it at any time. They don’t want people traveling to Disney sick or potentially sick with COVID-19 right now so they have made it very easy to cancel.
 

I agree that you’d be looking on end of February for it to show up but obviously could happen earlier.

Book what you can using the points you have and then add the additional nights when the points show up!
 
I takes around 3 weeks to get the estoppel after you pass ROFR, then the sellers and you need to sign documents, that may be 1-2 weeks, then from closing to getting the contract loaded takes around 2 weeks and finally the points loaded takes another few days. Disney say 2 weeks for that but mine happened within a few days.
 
The bigger hold ups right now seem to be getting estoppel (3-4 weeks) and the sellers returning closing documents. Depending on what country they’re from, and how easy it is to get to a notary, it could be several weeks.

I recently closed on December 31st, and had points in my account within 2 weeks. So they’re going much quicker on that end right now.

If you bought direct as well, have you scheduled your Welcome Home call with member services? I’ve heard they are often able to make a little pixie dust happen if your room/resort is unavailable for your travel dates. This is just heresy though, I don’t have personal experience doing this. Resale all the way! But if it is, maybe you can wait until your resale contract loads and then call to see if they’ll schedule your first dvc visit.

I don’t understand why they don’t do the estoppel at the same time it passes ROFR. It would save a step in the process since someone at DVC admin is already scrutizing the contract, why not do the estoppel at the same time.
 
My estoppel came in pretty quickly (like 2 weeks) but waiting for Disney to get the contract into their system and then load the points took longer. After the contract loaded, I gave it like ten days and then I called Member Services and explained that I needed the points to book a trip and they were able to accommodate me at that point, but seeing as you still have to wait for the estoppel and the contract to load and all that- you're going to be tight for a March trip even on the best case scenario.
