Resale offer vs list price?

If a thread exists like this please point me to it.

Otherwise, I am curious to see what you offered vs. list price. Please list your details such as resort, # pts, banked pts, etc...

I am planning to make an offer, and don't want to be completely off-base.
 
Hi neighbor! The rofr thread is a good place to start. I went through that and estimated what I though a basic contract with all points should be worth. I then went through all four listing sites and checked to see which listing was closest to that number. I added or subtracted to my price if there were extra or missing points, valuing them at $10 per point.

Say you think a basic ssr contract should be 50. You find a contract for 150 points. It also has 100 points carried over from last use year. Then this contract should be worth (50*150+(100*10))/150 or $56 per point to you. that would be the max you should be willing to pay.
 
When I bought BWV last summer, I bid $52/ppt. The asking price was $60 with buyer paying both MF's and closing costs. I also asked the seller to pay the 2011 MF's but I would pay closing.

They countered with $55/pt, paying the MF's with me paying closing and we accepted.

Our original plan was to find a contract for $50/ppt but willing to pay both MF's and closing--this deal worked out just about the same for us so we took it.

IMO, you should think about what you want and go from there. There is a lot to consider in terms of time, etc. If you find a contract that has everything that you need, sometimes its worth a few extra dollars to end up with it.

Most important in my opinion is do the MATH! We bought a 130 SSR contract that had all 2009, 2010 and 2011 points coming it was listed at 65.00pp we offered 55.00 they counter at 59.00 as their final offer and when I did the math I knew if I rented the 2009 points my pp went down to 49.00 which we had no problem renting and we actually rented some of the 2010 points to a friend for the maintenance fees (which we never pd to begin with) and our bottom line was 45.00 pp.

Some of the contracts I see that do not have points until 2013 I strictly by pass. I cannot see laying out money now for points I cannot use for another year and a half, I'd rather wait and keep my money to see if something else comes along in the mean time.
 

We own 6 contracts and bought 5 of them on the resale market. As was said, price per point is one thing but contracts loaded with points add on to this. All 5 resale contracts came with all of the previous years points we rented to lower the cost basis. One even was a triple dip (60 days after closing the new use year gave us another year of points).

Low prices for contracts with no points left and next years already borrowed and used aren't worth the time with so many loaded contracts available.

I am not sure that I will be able to find what I want for the price I want to pay. I only want 100 points, so I understand these go quickly. I also want BWV or BCV (or I would take BLT for about 40% less than list), which I understand are popular resorts.

Oh well, nothing to lose, and I am not in a rush as I don't plan to use these points until 2014...

I'm not sure what you mean by 40% less than list for BLT. You will never get $60 per pt at BLT unless the market completely collapses. We agreed to $95 for 125 BLT points. It was almost fully loaded with banked pts from the previous year. I was hoping to agree to $90, but they would only come down to $95. In the end, the difference between $90 and $95 is only $625. I didn't want to lose a contract with the UY I wanted and the extra pts. The extra pts are worth over $1000 at a $10 rental fee. We aren't going to rent them, but we are going to plan a bigger trip with the extra pts and bring grandparents.

Do the math. You may be surprised in the small overall difference. If it is something you want, take that into consideration as well.
 
Try talking to Sharon or Rachel at Fidelity. They will keep an eye out for a contract that will fit your needs. Good luck!

That is the best time to buy. The more time you have, the better chances are you will find something that is right for you. Good luck hunting.

We have pretty much ruled out BLT because I realize that I won't get it for the price I am able to pay. I just put it in there because I would want it if I could get it for that price ;) It was more of a wish than anything realistic!

Congrats! You got a great Epcot resort DVC at a resonable price. Sure there will always be others with "better" deals, but you did not have to go through being turned down 50 times and should not need to stress about ROFR.

Nothing is worse than getting that great deal and then DVC taking it with ROFR!
 
Congrats on your offer, I hope the sellers accept! Here's my data:

BWV 150 points, Sept. UY, 144 '11, 150 '12. Listed for $65 pp. Seller agreed to $50 pp, buyer pays MFs and buyer/seller splits closing.
 
Small contracts go fast. I was shocked when a friend of mine told me sold her 50 point HH contract for $95/pt about a year ago!
 
I don't think you paid too much, as small BWV contracts are hard to find. I was looking for a contract at BWV also. I recently saw one for 80 points listed at 60/point (had some banked points also). While perhaps the sellers would have sold it for less, I offered 58 and they accepted. I thought that was reasonable and did not want to risk them getting a better offer while we negotiated. Be happy the wait is over! :thumbsup2

Here is what I would think about--is it a contract that you are happy with? At 100 points, even $5 less per point is only $500. While it is nice to get the bottom price you can, if you are happy with what you are getting try not to worry.

Over the the long term, that $500 isn't really that much...Good luck!!!

There was a BLT contract that sold for $67.50 and I believe a new thread recently that passed in the low 70's.

So, not quite $60/ppt, but pretty close. Disney doesn't seem to be in the ROFR mode lately so I think if you have a seller willing to go that low, it may very well make it through.
 
hi everybody, I was planning on buy into the vacation club as soon as I pay off my car (which will be soon) and was wondering if i would be better off buying resale or from Disney. I know they no longer allow resale buyer to use there points at disney collections, adventurer collections, and concierge collects, but can they still use the world passport collection? im not interested on going on a cruise with my points, but it would be nice to be able to use them for a weekend in NYC. I guess my real question is can resale buyers use there points in the world passport collection.

Yes, according to the DVC website:

"Under the new policy, Members who purchase from anyone other than Disney Vacation Development, Inc., on or after March 21, 2011, will not be eligible to use those Vacation Points to make reservations within the Concierge Collection, the Disney Collection or the Adventurer Collection. Those Vacation Points will instead be valid only for reservations at Disney Vacation Club resorts, as well as for RCI® exchanges, Club Cordial and Club Intrawest."
 
I made an offer right now on an akv august uy 60pt contract paying 70/pt I pay closing and seller paying dues on 40pts as there are 20pts coming on 8/1/12 and then all pts coming after that. I cant close until 6/12/12 because they have a vacation planned. I hope thats a good offer. If anyone wants to let me know if it is or isnt please pm me.* Hope I made a good thing here. **** from dvcresales told me that others had made offers of 68/pt and they had been declined... I am kind of second guessing my offer as I am not to sure and if others hadn't done 70/pt then I am not to sure. Lol! Ughhh... Any input on my offer I would appreciate it.
