Resale Brokers & Negotiations

We currently are in the process of closing a resale with TTS and I've been in contact with Jamie, via email and phone, for over 2 years now...She and the company are wonderful and quick...We also purchased our 1st resale years ago from Jaki and ****, and had no complaints whatsoever...Either way, you can't go wrong with Jamie from TTS and Jaki/**** from **********! Many people on these boards will confidently recommend the services of Jaki Apetz and **** ***** at **********. they have been selling DVC resales for over 15 years, are very low key, professional and know the resale market and how to negotiate with the sellers, buyers and Disney.

We also used Jaki and ****. They were fantastic to work with. Our first contract did not pass ROFR but within 12hours Jaki had found another contract that was almost identical. They were very forthcoming with information and ensuring the process went smoothly. Good Luck.
 
Question: If I'm looking for a specific resort/use year/point fee, can I put in a request with more than one DVC resaler, and then just deal with whoever finds me a good contract first? I wasn't sure if that was ethical or common practice.

I would select a single broker. Most have access to all the resales on the market just as a conventional real estate agent would. Our broker told us that it did not matter who had the contract because they were able to find it.
 

Do any of the brokers mentioned, specialize in any given location? It seems that looking at the brokers sites, some have many offerings of one location and none of other. Can one resale be listed with multiple brokers?
 
Any resale is negotiable and you can negotiate over any of the following:

1. Price per point.

2. Which side pays closing costs. Buyer is presumed to do so unless negotiated otherwise.

3. Which side pays dues for calendar year or remainder of it. Typical transaction will usually have, unless parties negotiate otherwise, the buyer paying pro rata portion of annual dues applicable to months left in the year and seller absorbing ones for months that have already passed, but you can negotiate otherwise and as a buyer should particularly do so if the contract does not have all of its current year points.

Thus, you should consider all three of those before actually giving an offer.

Great post - thank you. Is there any evidence on what Disney really focuses (above) when deciding on ROFR? I assume the $ per point. Trying to determine the smartest way to negotiate without losing out to the process.

I guess that's what I was wondering - do all the brokers have access to all the resales? Is it really like MLS, or if I consign a sales contract with a specific resaler is that company the only one who has access to my listing?

I bought my 55 point OKW contract through TTS and was quite satisfied with their service, and am on the email list with two other resale companies, so I'm sure I'll eventually come across just what I want. Actually, I'm trying to hold out and see what Ko'Olina will be selling for. :thumbsup2
