Renting points ?

Can you make a deal with someone to rent their points before they can even book your reservations? Not pay them or anything before the reservations are made but just an agreement to rent points until the 7 month out window. I hope this makes sense. Thank you for all the help you can give me.
 
I think it really depends on what agreements you make with the owner. The most common way is to strike up a negotiation and reach an agreement on terms. The owner would then call and try to make the reservation. If they are successful then the renter will need to follow through on the agreement. Personally I would never accept any thing less than full payment (non-refundable) at a given date, usually right after the renter receives the written confirmation letter from me.

If you're asking if an owner would wait a signficant amount of time before payment is made (Make the reservation at the 11 month window and then accept payment at the 7 month window), that would be up to the owner but I would never wait that long. I have way too much going on in my life to try and remember that someone owes me money, and who would want the hassle of having to send out the reminder? Most people who rent are not a business and don't really want to act like one :).

No I'm not talking about putting payment off. I just mean for example I want to rent points for September but the 7 month window to make a reservation isn't until Februrary 20th. We aren't at the 7 month window to make a reservation so I was wondering if you can make a deal with someone to rent points to you but not be able to make a reservation until about a month away. I hope this clears it up a little. I'm just wondering if you have someone that has the points you need and at the price you want can you both come to an agreement to rent the points even if they can't make the reservation for another month.
 
Well the best thing to do is rent points from someone that owns at the resort you want to go to so you don't have to wait. But if you can't find someone with enough points to rent at the resort you want then again it's up to what ever you work out with the owner. Personally I would probably ask for payment now to hold the points needed for the reservation and then return a reasonable portion of the funds if it didn't work out. Keep in mind that the saying holds true: "A bird in the hand beats two in the bush" or something like that. In other words if I can rent the points now to someone else why wait a month or more for a reservation that I might not be able to make.

When I've rented my points I arrive at an agreement in principle and only then will I check availability. Once they see the confirmation in their name 25% is due, the rest at 120 days out all non refundable. The only time I'd be more stringet would be late in the UY, borrowing points or the like; basically anything that gives me increased risk. I also tend to concentrate on rentals early in the UY, certainly in the first half. Given I have an Aug and Dec UY, that usually means December it seems.

It may be a moot point at 7 months if what you need is no longer available to the owner. Then what would you do?

If you are not the owner, the owner can set any agreement they want and you will either go with it or not go with it.

If you are the owner, you can set any agreement you want or accept any agreement you want as long as your points and cash are not compromised.

You do not have to wait until the 7 month window, if you find a Home Resort owner. I do not know where you are wanting to stay, but have you listed a Reservation Wanted on the rent/trade board? List where you are wanting to stay, see if a owner will respond, you may have luck and not have to wait for the 7 month window. Owners at their Home resort can book 8-11 months ahead of non owners at that specific resort.
