I don't use a rental agreement, per se, since the owner of the points always retains control over the points, anyway. However, I do outline my rules for the renter: $100 deposit within a week of reserving to hold the points, 1/2 when the confirmation slip arrives, the other 1/2 due two months before check-in. Cancellations-- no refund, but I will hold pts for the renter for another reservation. If they cancel within 31 days THEY put their pts in holding, and will need to deal with the consequences.
