Refurbishing Schedule?

Does anyone know what time frame DVC uses to refurb the villas? How often do they replace carpets, draperies, couches, washer/dryers etc...?

Tagging along with that, does DVC ever change the color scheme or pattern of the villas, as Disney does with the regular resorts? (Of course, keeping the overall theme intact).

Don't know about the refurbishing schedule. But since OKW opened I don't think there has been any major change to the color/decorating schemes. The carpet at OKW is different than the original, and most of the artificial plants have been removed. Also, at BWV, the hallway carpet is different than the original.
 
I think the schedule is every 5 years - everything is replaced. sometimes they do replacement when someone complaints but generally not everything.

at OKW they close an entire building at a time. So you don't see them change stuff. don't know how they do the other resorts.

OKW probably has changed the most. I still miss the extra padding in the chairs, the mats, the napkins, the plants (fake of course), the book descripting everything and how to use it, etc.

I sure hope so! I wish they would change the sofa at VWL. And while they are at it, I wish they would change the carpeting at the main lodge back to what it was. The new (probably 4 years old!) carpeting is just too busy (as is the sofa at VWL). There, that's my wish list. Can't answer your question, but I have plenty suggestions :rotfl2: .

Well, this is just a guess, but I would hope the time frame is "when it needs replacing". I'd hate to see them replacing anything just for fashion's sake (though I agree about that chair!). :)

And of course, we'd hate to see them change the color scheme or patterns too much! After all, if my furnishings at home can last 20 years, I'm hoping Disney can get theirs to do the same!! :laughing:

I don't want to disagree with Spicey, but I think major rehabs are 10 years since they were closing Bldgs at OKW in 2002 & 2003. I don't think there was a major rehab in the 1997 time frame, but it is certainly possible they do "minor" rehabs avery 5 years or as needed. The napkins and placemats were removed about the 5 year mark..I'm guessing because of theft or they just wore out and were not deemed a cost efficient item to replace.
 
I think I remember reading in the Unofficial Guide that approximately 20% of resort rooms are renovated every year. This would match spiceycat's estimates.. However that was describing the non-DVC resorts. If anyone is going to the annual meetings this year, this would be an excellent question.

Interesting question. I remember they did all the BWV grandvillas at the same time about 3-4 years ago, but I don't have a clue about all the others.
 
I have been a bit disturbed by some of the rehab at OKW. They changed the pattern on the sofa when they were replacing them to the new comfy ones, and they really don't match the love seat anymore. They also changed out the floor cloths in the GVs to dark green woven rugs that also clash with the soft pastels. I didn't mind the fabric changes to the master bedroom chair and ottoman or the side chair in the living room, but adding the dark forrest green in with the pastels bothers me a lot!

I would expect that DVC has this planned out to a science, since Disney has lots of resort experience.
I would also think a timeline is essential for proper planning of the budget.

I agree with G4L. If anyone attends the annual meeting, this would be a good Q.

There is a replacement reserve component for our dues. The expected costs, expected useful life, accumulated reserves and required addtitions are all in a table somewhere in the annual budget notice -- I believe in the back.
 
okw was built like SSR in steps from 91 to 95??? so the replacement is the same.

the DVC resorts are rehab more often than the WDW resorts. We are paying for not WDW.

besides no one wants what happen to the Polyn to happen to any DVC resort. the mold problem.

when they have to tear down the inside walls and start over again - expensive, very, very expensive..... same thing they are during to the Cont.

I would rather they rehab every few years and not have majority rehab....

spicey, I don't mean to change the thread subject, but can you direct me to threads/info about mold at The Poly?
I have stayed there many times, but not in the past couple of years.

That being said, I am checking into The Poly in nine days for a long weekend... :eek:

As JimC noted, every element in a DVC building has a reserve built up to allow for it's replacement at the end of it's useful life. The schedule is part of the financial statements sent each year. This is only a general life schedule, but I'm sure DVC is pretty close with these items as they have plenty of experience with building and grounds in Florida heat and humidity and with high occupancy levels causing wear and tear.

We were at OKW in a 2BR last week and are at BWV in a 2BR this week. It makes for an interesting comparison as OKW has new appliances, the new sleeper sofa, and new TV's all done in the rehab's done a few years back. BWV has the originals of those items (although except for the sleep sofa in the 1BR side they are all in very good condition and would not seem to need replacement anytime soon). BWV had siding replaced just a few years after opening with the same material used at OKW (Werzalit). I don't think this was normal maintenance, but rather a product issue. Ditto for the pipe replacement at BWV that just finished up this month. With BWV coming online in 1996, it would seem to be due for some rehab work in the insides of the units sometime soon.
 
I really hope the sofa at VWL does not die a slow, natural death. :rotfl2:
