I was just quoted $400 closing costs for 60 points. Is this determined by the re-seller or is this a set fee?

Thanks,
Erick

A reseller (who shall remain nameless due to the DISBoard filters) charged $365 on a 100pt contract at $82 ppt.

GMAC charged $425 on a 100pt contract at $84 ppt. GMAC also charged $195 admin fee.

GMAC quoted me a higher price on the closing initially but I called the closing company and they lowered the fees.

Good luck.

P.S. I forgot to add that I believe the fee is set by the title company. It should include title ins and deed transfer work. When GMAC quoted me what I thought to be too high a price I called a closing company that did Disney work and asked for a price directly.

You may want to inquier as to what it would run you in total through Disney. It might be worth it.

I just signed a contract for 100 points @ 85 per point and the closing costs were $365.00

Is this to say that if I owned 700 points, consisting of four contracts of various sizes, all the same resort with the same use year, that if I was to sell all 700 points in one transaction, that I would be billed four separate closing cost fees?

I'm not sure, but I would suspect the answer would be yes. You would need the transfer co to prepare 4 deeds. (Even if they did it in one deed it would be a non-standard deed and would be just as much, if not more work). They would need to do title searches with respect to 4 contracts. Maybe there would be some discount for doing 4 contracts at once.

Normally, the buyer will pay the closing costs unless negotiated otherwise.
