Rate per point for initial purchase at SSR

I am in the very early stages of exploring the possibility of buying into the DVC. We will be in WDW on our honeymoon in July and we are at least going to take the tour and get all the information. Then, when we come home we can decide if we want to go with SSR or try to find a good resale (or nothing at all). My question is what is the going rate for 150 points right now at SSR? I saw $84 on one site ($12,600) but on the Disney site it said starting at $14,600. Thanks again, just exploring my options.
 
I believe that it went up to $95 per point back in April. Hope this helps.
 
I believe the deal is $95/pt. $85/pt if you sell this year's points back to disney. Therefore you won't get any points until next year.

Just to make sure I understand, if we would buy in July 2004, our use year would start in July. So, if we sold back our first years points to Disney, we would pay $85 a point and wouldn't get our next 150 points until July 2005?

That would be ideal for us since we will be there this July for our honeymoon and wouldn't want to go again to next year anyway.

You are mostly correct. The month of your Use Year and the month of your purchase do not have to be one-in-the-same. You should pick a Use Year based upon your typical traveling habits, if they are similar each year. Ideally, you want your UY to immediately preceed your normal travel period.

Thus, if you normally visit in around the Christmas / New Year's holidays, a December Use Year would be ideal.

If you travel a various times of the year, the UY probably doesn't matter a bit.

But the rest of your post regarding the UY is correct. If you were to have a July Use Year, and want to take advantage of Magical Beginnings, your first set of points would be available on July 1, 2005.

The nice part is that you can borrow against your 2005 points, so you could actually travel before 7/05 if you so desire.

The downside to Magical Beginnings is that you still pay the $3.80 per point in maintenance fees on the points that are sold back to DVC.

I just talked to Byron and thru 6-12-04 if you buy they will take $5 off per point and either take it off the end total or off your down payment without having to give up anything. So if you buy 200pts and you down payment is $3500 it will only be $2500 or $1000 off total price. This is only good for 2 more weeks though! You don't have to give up any points or anything either!

My understanding is the same as the last post.

The basic price is $95/point.

You have a choice of 2 magical beginnings options:
a) $10 off ($85 net) but give up 2004 points
b) $5 off ($90 net) and keep 2004 points

In either case... your 2004 MFs do not start until your unit is complete... currently estimated to be August. They cannot begin charging your MFs until your unit has an occupancy permit.

You can begin booking ressies immediately, but your check-in date cannot begin until after your unit is complete (unless they slip beyond their planned completion date).

I am buying 300 points, going with option b) above, and plan to bank my 2004 points into the 2005 year. That way I will have 600 points to use next summer. That will give me almost 2 weeks in a 2BR.

So, do you have to buy by June 12 to take advantage of either magical beginnings option or only the one where you get to keep your points for this year and save $5. We would probably sell back our points and save the $10.

Also, if I buy in July, what would my use year be, August? I plan to do the majority of my travelling in June, July and August, so would this be a good use year for me?
 
From what I understand of UY strategy - April or May would be a good UY for you.

Any use year up to 4 or 5 months prior to your usual traveling times would be good for you. February (no January for any DVC resort), March - June would work well for you.

UY does matter, and I'm learning that the hard way. We have a March use year, well we travel to VB in February, so I need to either borrow or use the current, but if I had to cancel, I'd be in trouble.

Are the Magical Beginnings Options only for those who book at the "open house"?

We took the open house but wanted to weigh our option. Are we still elidgable for this? If so how do we get them? Our guide made it sound like it was takeit or leaveit at the openhouse.
 
I would give your salesman a call and request the price. If he says no, then I will give you the name of my guide.

I called DVC and they said that I have a note in my History that we turned down the special offer and therefore it doesn't apply to me :mad:

Well shoot, Had I of known that we would be only given one chance (on vacation no less) to get a special, I would have signed up to this list (tons of information) and then not given myself a guide to start with.

I wish we could switch guides, but since it is in my history (HOW LONG DOES DVC KEEP HISTORY OF NON-MEMBERS anyways?)
I am sure that whomever I get will be the same.

I looked back at the history of your posts. It sounds like you were offered the standard Magical Beginnings ($10 credit for buying back first year's points) as well as a flat $750 cash credit.

If correct, that particular offer is different than anything else I've heard of recently. Typically it is an either / or situation with the buyer being able to choose from a couple of different scenarios. But Guides have been known to come up with extra incentives like this, which are often very time sensitive. Frequently guests who have been on Disney Cruises will report that they were made a very attractive offer, but it expires within a couple of days of the return from the cruise.

Unfortunately, you will probably not be able to get DVC to reinstate these offers. Every time I've seen a poster report that they were given an offer that expires within a few days, they were unsuccessful in climbing the chain of command at DVC to try and get the offer extended past the original deadline.

That said, you should still be able to take advantage of Magical Beginnings at $10 off per point. But you will probably lose the additional $750 that was originally offered.

Sorry that you couldn't make your decision in the time offered, but I hope you won't let $750 sour you on the program.

Its alright, we are not going to let the 750 deter us at all, maybe just postpone thats all.

As for the $10/$5 off, they also said that was not available either :confused:

I found out that our guide is on the Cruise boat this week so we couldn't talk to her anyways.

She is supposed to call us when she gets back, though maybe we can sweet talk her into letting us take advantage of atleast the $5 per point off.
