Quick questions about points

If we join DVC this yr and wanna go to Disney this year, can we borrow points from next year right away or do we have to be members for awhile before borrowing points? Also, say we wanna buy 400 points for now but later on wanna downgrade to 160 points, can we do that?
 
If you have points available for next year, you can borrow them immediately.

If you buy 400 points in one contract, you can not break them up. They must remain together. One option if buying direct from Disney is to break up those 400 points into multiple contracts, like 150, 150, 100. If you do that, you could sell each individual contract without effecting the others.
 
Your first contract must be for the minimum number of points if you buy from Disney. I believe that is currently 160 points. (Check with your guide, though, because they may still be allowing new members to buy in with only 100 points if they choose AKV for their home resort).

I agree with mikeandkarla. If you think you might want to sell a portion of your points in the future, then buy the minimum contract to get in and then add on a number of smaller contracts to add up to the number you want. You can't break up a contract.

That said, if you plan to sell in the next few years, consider buying just the number of points you believe you will want or need for the long term. Then get point transfers from other members to cover your short term needs.

Selling in just a few years will almost surely be more expensive than getting a transfer for a few years. Consider selling costs, current resale prices and maintenance fees.
 
Buying DVC is like buying a house. 400 points would be like a four bedroom house. If you only need two bedroom later on, you can't just sell off two of the bedrooms. You'd need two duplexes with two bedrooms each (or four one bedroom apts) and sell some if you don't need them all.
