All point amounts (except for the weekly rate) are per night.

The weekly rate is for any seven consecutive nights that fall in the same point season. The weekly rate is just provided for convenience as there is no discount for staying a week.
 
Hi, I'm trying to understand the points that are needed.

If I stay in the Dream Season in a two-bedroom villa with SV it says I need 51.

Does that mean I need 51 points a night? so for 6 nights I would need over 300 points?

That seems high when everything I read says most people start with only 100 points.
It's 43 points per weeknight, and 51 points for a weekend. For a 7 day stretch, it would be 317 points, yes.

For Premier season that goes up to 372 points, and Premier is 485 points.

Not everyone is staying in 2BR villas. Some people are using bank/borrow and not going yearly. 2BR villas take a lot of points. That's their nature. AKV Savannah View isn't even one of the most expensive 2BR units. BLT in Dream would be 356 for a LV 2BR Villa for a week; VGF would be 412 for a Standard View.
 
Yes, you are reading the chart correctly. Many people don't stay in 2 bedrooms, at least not starting out. They cost a lot more points. If you look around at resale contracts there are MANY in the 200+ point range. So many people do own much more than 100 points. With banking and borrowing a 200 point contract would get you 300 point stay every other year.

There are hundreds if not over a thousand contracts sold on the resale market each year.

The issue is that if someone is trying to sell too low, Disney will take the contract in ROFR. I would expect to pay market rates in resale and not get any killer deal.

Depending on what you mean by cheap, because resale might be considered cheap compared to direct, the answer is generally no. DVC has strong resale so that's not very common. If you run across it then it's likely an uninformed seller and with the Right of First Refusal DVC could very likely take the contract back anyway.
 
My husband wants to be able to stay in one or two bedrooms eventhough we only have a family of three possibly take some people with us because of the space. to him that the reason to buy into Dvc. Don't get me wrong I get it but I would certainly be more willing to cram up into a studio or even a one bedroom but that's how I had to talk him into it ! So we are in rofr for akv 300 points. That's enough points for us to do a one bedroom or two bedroom or bank and borrow and take people for a grand Villa or two two-bedrooms! Take me a while to figure that out they went you think about your needs and how you use it then you can figure out how many points you need to be happy. for us buying Less Points and not being able to do what we wanted or stay how we want it would not of made us happy. No.

Disney has the Right of First Refusal on all contracts. That means they can step in as the buyer after a sale is negotiated. While price isn't their only factor, a "cheap" price is likely to be snatched up if it's not in line with the market.
