We just sold our 962 sq.ft. 1 bedroom, 2 bathroom condo on Tuesday night for $715,000, but not sure how much per sq.ft., but I guess you can divide it up. We listed it last Friday for $725 and sold it in 5 days so it clearly wasn't overpriced at all, for this area that is (downtown Washington DC). It does have garage valet parking (free) which is a huge plus in this area, plus a very rare find. The building also has a 24 hour concierge and security, doormen, and porters.
I should add though that we also just bought a 1540 sq. ft. 2 bedroom, 2 bath townhouse about a mile or so from where we live now for $745,000, but it's a totally different area, no parking at all and since there's no common entrance none of those doormen, concierges, etc. Plus the neighborhood, while it's okay, very residential and real houses are selling for over $1 million, is just a few blocks away from somewhat of a transitional area-not dangerous, just not very aesthetically pleasing or upscale like our current area.
