$$ Question: Buying in at 150pts (sold out resort)

Newbie here: I've been looking at 150 pt resales, most of which have at least the current use year stripped. If I were to buy a sold out resort at 150 pts thru DVC (at more $$ per pt obviously), wouldn't I make up the resale price difference because the DVC contract would give me 150 pts this year.

I guess what I'm saying is, wouldn't the 150 pts THIS YEAR (valued at approx $10 per pt=$1500) easily make up the savings I would get buying resale at around $86 per pt?

Just be patient...many resales have banked points. The best strategy is to contact the major resale brokers and let them know what you are interested in. You will still save money over buying direct from Disney and have plenty of points: Yes, you can have your cake and eat it too!
 
Also, I'd personally value the stripped points more like $4-5 a point because of the dues. Same way if you find a loaded contract with banked points for current UY...I wouldn't pay "rental prices" for the additional points on a contract.
 
Although all of this is true, I did exactly what you propose. I just went ahead and bought directly through Disney because I really wanted to start planning my trips and I am not very patient.

You can save money buying resale, but if you get a stripped contract, you definitely won't save very much unless you are buying VB or OKW or HH. With those, I might go resale, but for BCV, VWL or BWV, the Disney price is higher but those points do offset the initial price a bit, IF you are going to need them for a trip or bank them for next year. And right now, Disney is not charging closing costs, at least that is what I think. I think the larger the contract, the greater the incentive to go resale.

Just my 2 cents.

If you can find a loaded resale contract (and they do pop up from time to time) that is probably your best deal price-wise. There are closing costs to consider and the seller usually asks to be reimbursed for the full amount of current-year dues, but both of these items are negotiable.

If you decide to buy through Disney, the best deal is to buy a Use Year Month where you are still in your 2005 Use Year. If you are buying between now and July 31st, that would be one of these Use Year Months: Aug, Sep, Oct or Dec because you would start off with 2005 UY points. If you purchase an earlier UY, you would start off with 2006 UY points. You pay the same price either way, but get an extra set of points by purchasing a 2005 Use Year. And Disney pro-rates the current-year dues so if you put down your deposit some time soon, you would pay about 50% of the dues for this calendar year (due after closing, but calculated from the day they give you your points which is usually within 24 hours of paying your deposit).

This was my philosophy as well. With being able to bank those 200 BWV points my contract from Disney came with (Aug UY, bought in June), we will be able to take vacations that are over 200 points for a few years to come. For example, our first trip home will be for my birthday in March and we are splurging on a Boardwalk View 1 BR for 6 nights at 210 points (banked 200 '05-06 points and 10 '06-07 points). We still will have 190 points to bank from '06-07 to carry on into the next year, and so on, and so on. Until things change, we will probably only be able to swing one trip down to WDW per year, so those extra points will probably last us a good while.
 
The contract I just bought from Disney for Boardwalk consisted of 3 small contracts to make one. There were not any closing costs which would have cost me over $1200.00 through a resale. My first contract was 2 contracts and I had 2 closing costs but I had a loaded contract. It made up for the difference. I also didn't do the ROFT dance. That was four times for me the first go around. July 1st the price goes up with Disney on resales. If that is the route you are wanting to go, you need to give them a call.
 
We bought our first contract for 150 pts at BWV using resale earlier this year. But when we wanted to add another 180 pts for VWL, we bought direct through Disney. I wanted the 2005 UY points to bank as well as I didn't want to pay closing costs. Also, it was as easy as a phone call to my guide. We didn't have to suffer through the rofr wait.
