Question: Buying a resale, but need to rent now.

Hello. First post here but I really appreciate the information here.

I am planning a trip to XXX. The booking window is coming up and I was planning to rent points for the trip.

Today, I purchased a resale which will hopefully close in a couple of months. Once we close, I will have my own points and could make the reservation myself but I just do not think there will be availability XXX months before my trip. If I get ROFR'd, then I would be really out of luck.

Finally, my question... I know I need to rent the points to get my reservation. Once I become a DVC member, can the reservation be transferred to my name? Is there some other creative way to work this to allow my rental/reservation to become mine once I am a member?

If you rent the reservation remains property of the DVC member you rent from until you check in. The member will have you listed as the Guest but they will always retain ownership.

The only way for to be purely yours is you book it with your points.

Honestly I don't know if at this point you will even find anything available for that time. It is a small resort and many book 11 months out.

As noted, you'll still be just a renter for that reservation. We don't have enough info to get an idea of your chances but I wouldn't rent. I'd get a cash reservation of some sort, maybe at a moderate, and then you can cancel it if you are able to reserve with your points. (I see that more info must have been provided but has been edited out).

I think I can say this about my reservation location and time, XXX = popular resort, difficult to book, desired reservation during low crowd time. I can book now through rental (disclaimer: this is already arranged and I am not looking for any offers) but I am worried that I everything will be filled up by the time my resale closes.

I appreciate the replies and I think I am getting a better understanding of all the rules. If the DVC seller made a reservation for me at XXX, would it be transferred to me when we close? Basically, what happens to existing reservations during resale? Now that I figured out the right question to ask, I may post this on the resale forum too.

No, reservations are canceled with the transfer.

Exisiting reservations may be cancelled or they may be allowed to continue. In the past they were always cancelled, but there have been a few odd moments lately. But like Sammie said, the reservation always belongs to the member who owns the points. It would never become yours. You probably wouldn't be able to close until after the reservation was over if the member you are purchasing from made a reservation for your using the points. So that would delay your closing and the member from receiving their money for a long time.

Now, your "low crowd time" issue. When the parks are not packed, often times DVC is packed. So if you were looking to book around Thanksgiving through early January, you might not find a thing available now. Especially if you are looking at a popular resort. So don't base your "low crowd time" on WDW crowds. DVC resorts can be booked up all the time, except for a few periods here and there, like early February, early May, mid-September.
 
If you were selling a resale any existing reservations would be cancelled when the sale closed. Since you are buying, nothing would happen to the existing reservations, they would remain as is with the other member. Only points can be transferred, not confirmed reservations.

They are talking about having the seller make a reservation for the buyer prior to the sale then transferring that to the buyer. Assuming the points for the reservation cam from the contract being sold/bought, this is not possible currently with DVC.

Sorry I misunderstood, I thought they arranged a rental through someone else and wanted to transfer it. You are correct, if it's the seller of the contract they are buying, it would not work. Unless the seller is renting points from another contract.

Or they delayed closing until after the reservation started.

I agree with DebbieB. I read the post before sections about the rental were deleted.

I never got the impression the OP was going to rent from the Member they were buying the resale from.

I thought that was two separate people. Either some info is missing or we are not aware of the situation.

Really, I was wondering if I could do it either way:
Option 1: take over a reservation the seller made for me (the buyer) before closing.
Options 2: rent from a third-party and transfer the reservation to my DVC membership after closing.

If I understand everyone correctly, neither is an option.
