Question about renting points.

We have never rented out our points, but now that we are adding on another contract -I wanted to know how it works just incase. I do not wish to rent any points now - just want information. I would not be interested in renting them out myself. I would do it through one of the companies that I have seen advertised. So, what happens do I have to transfer the points to the company and if I do that does that mean I am not responsible for the renters? That would be my biggest hesitation of doing it myself. I don't want to worry about someone cancelling or not paying me. Of course, I may never do this - but I would just like to have a clear understand which I do not have at this point.
 
Renting through a broker, the broker will collect the $ from the renter and disperse it to the owner. I think the renter usually has to pay upfront.

However, if the renter damages the unit or leaves unpaid charges, the owner is still ultimately responsible. The reservation is made by you, using your points. The broker really just puts owners and renters together and handles the details and finances of the transaction.

The broker does not actually call DVC and make the reservation, the owner does.

As I recall, Daddio ( www.dvcrequest.com) posted he's never had an issue like this in several thousand rentals. He also said something about lawyers and other contacts he knows if ever it did happen. But again, you should ask your question of the broker directly.
