Question about DVC Buyback

Do I understand this correctly? DVC actually purchases points from some sellers? My understanding is all but OKW have wait lists. So, it's possible to purchase a re-sale direct from DVC, provided you want OKW for your home resort, correct? If this is correct, do I call my guide and ask for resale info? Or should I go through TimeShare Store?

You mention having a DVC guide -- so you must already be a member. From what I have read here, OKW is available to current DVC members as an add-on. You would have to do a cost analysis to see what is the better way to buy -- through TSS or DVC.
 
And, I'm also not sure that there is no waiting list for OKW points (at least for several of the use years). The last time we tried to get OKW points we had to wait more than a year. That was before the rash of ROFR buybacks, but I still would expect that there is a wait list for some OKW years at least.
 

As of last week, there were points available thru DVC for OKW, VB and HH. The price is $89 per point with no incentives. For add-ons, the minimum purchase is 25 points (50 for DVC financing). For new members, the minimum is still 150 points. (Of course, SSR points are available- with incentive- at $85 per point0

For BWV, VWL and BCV there is a waitlist. Just call your guide (or call 1-800-800-9100 if you don't have a guide already) and see what's available.

Why would someone buy through DVC when they can go to TTS and buy in at $73/pt (appr.)? Doesn't make sence on Disney's part, as far as I can see. Unless they want to keep the units open for public use.

your right, if you see something I would try resale, that is what we did. You pay less, but way more stress, Disney can buy it back, and you are left with nothing. If you need financing, there are options, but directly from disney is the easist. If you want to start out small, the resale is the way to go. For add-ons, I wanted my same resort and use year, so I waitlisted through Disney, my first add-on was only 29 points and then only 25. Did I spend more than resale, yes, I paid 84 and 89 for thepoints, but I got what I wanted.

You can buy the older resorts from Disney if they have inventory, you pay the going rate, 89 per point, and a minimum of 150 points. But it is instantly done, no buy back headaches!
 
Just guessing but maybe some people can't go resale because they need to be able to finance thru Disney.

If you don't own a home (thus no home equity loans available), getting financing for a timeshare could be very difficult. Or if they can get a loan somewhere else, maybe Disney's rate is better. (Certainly better than using a CC for a loan of that size, or one of those high interest finance companies)
 
Furthermore, if you buy direct you can end up getting an "extra" year's points since you will always get the current year's points even late in the use year. With resales, it can be hit or miss with banked, borrowed, and current year points.
 
If you are looking at resale and and can pay cash or get financed outside of DVC, just keep in mind that you have to pay closing costs as well. Especially on a small point contract, this can raise the per point price and may put you in line with what Disney is selling anyway. Of course, for an OKW add on, you may be able to find it cheap enough to make it cost effective. I have seen some add ons lately that after cost and fees, it is more than what Disney would charge direct (Disney's point price includes all costs and fees). This applies to hot resorts such as BCV though, so it just depends on where you are buying. Good luck!!

Last fall we bought from DVC 150 BWV points at $89/point. We got full 2004 points, we had our first stay "home" before we were officially recorded, and we financed. MF's were prorated Disney style, so even though we got full 2004 points, we only paid a calendar year prorate (6 weeks). We have our second stay home in three weeks. If we had gone the resale route, I'd still be looking and not owning. We have an investment property that has taken longer than usual to close. Buying from DVC and financing gave us the option of owning sooner rather than later. With a little luck, we'll be paying off the DVC financing before our next trip.
