I have just signed papers on a resale and the UY is October. In Jan 2006 will I be paying dues for the points I will receive in Oct 2006 or are the dues for the points I will receive in Oct 2005?

Both. You'll be paying 9 months on Oct 2005 points and 3 months on Oct 2006 points. Dues/taxes are based on a Calendar year not a use year.

Dues are assessed on a calendar year basis - not by use year. They are paid/due in January for the year. Disney allows you the option to pay them by month, though.

So technically, the dues you pay in January 2006 (which cover the calendar year of 2006) are for 9 months of your 2005 use year and 3 months of your 2006 use year.

Your October 2005 use year runs from 10/1/2005 through 9/30/2006.

If I haven't explained it well enough, feel free to ask more questions.

Best wishes -

The maintenance fees owed in January are for the 2006 calendar year and will cover any reservations made during that time, regardless what Use Year you may have. Thus, you can use banked points or borrowed points without any other fees. If you choose NOT to use your points during 2006, the fees will still need to be paid however, as they cover your ownership at the specific resort you purchased. It is sometimes confusing what Use Year is covered by these fees, but since it simply covers the 2006 calendar year, no Use Year is actually involved at all.
