Question about buying into Vero Beach...

I've been looking for a while into buying DVC. I actually made an offer on OKW a few months back, but it was ROFR'd :mad: Now, I'm thinking about it again. I'm thinking of going down the Vero Beach route ( I might even consider Hilton Head). It seems like a great location, right off the beach. I know the Annual Dues are more, but by what, $2? That would not really amount to too much a year. Plus, I can buy in for A LOT less, I think around $65 per point.
However, we will want to use our points at WDW, also. Maybe 3 days WDW and 4 Vero beach, or Vice Versa. I personally would not mind staying at any WDW DVC resort. Is it getting pretty hard to find availability at ANY WDW DVC resort at the 7 month point? We usually take our WDW trips in the middle of summer or at the end (bring it on, Sun!). We pbbly wont be doing any spring break trips until we have kids, which is years from now! Until then, we will be happy staying in a studio.
Also, is Vero Beach resort kept to Disney standards when it comes to quality of rooms/service?
Anyone here own at Vero Beach? How do you like it? Are you glad you bought there? Do you regret it?

Oh, one more thing. If you own at Vero Beach, do you get all the perks of WDW (annual pass discounts, etc) as if you bought at WDW?

When would you travel? If you are real flexable,and do not care about what WDW DVC you stay at, I would look at SSR resale. The extra years would be nice from a resale perspective if you look down the road 15 years from now.

Why pay 2 dollars extra dues each year every year, when you can simply pay 20 dollars more per pt up front, and pay the lower dues for the next 40 years.

Now keep in mind, if you do not own HH you will not be able to get into that resort in the prime mths, when calling at 7 mths.
 
We own at OKW and VB. We bought into OKW when it was the first DVC. We love it there but we wanted to be able to go to the beach and have a resort that was really on the beach, thus our points at VB. We could have traded there off seasons but never have the beach cottage. We like to be able to see the ocean from our room and we usually get a GV at OKW. There are only 6 cottages so not owning there would have eliminated the possibility of staying in a cottage. We love the ocean and WDW, also. It has worked great for us. We usually go every other year to WDW and VB. The other year, we stay only at OKW. We have traded several times and that has been really nice also.

Have you stayed at VB? You may want to try it before you buy it. If you like real action then VB might not be right for you. It is much quieter than WDW but just as nice. All of the DVC resorts are great and we have stayed at most of them. The rooms at VB are lovely and about the same size as most of the newer DVC resorts. I don't think any of them are as big as OKW. I am not sure about the same perks. I own at OKW so that has never been an issue. You can't go wrong buying into any of them but make sure you are getting what works for you. The seven month window can be a problem but we usually go in May, Sept and Oct. We have never had any trouble getting what we wanted. We avoid summer months right now but I am sure as the grandchildren get older, we will have to go in the summer. Have you taken any tours? Check out all your options and I know you will be happy with your choice. DVC has been the best investment we ever made. It is an investment in family time and fun! We have so many memories that can't ever be replaced. Good luck.
 
When you have kids you will eventually want to travel during the busy times, Spring Break, Summer Break or Christmas Break. Spring and Christmas break both require that you own where you want to stay in order to book in the 11 month window. So ... if you're looking at staying at WDW you should buy there. If you're not interested in the extra years on the SSR resales, you can save a bit of $$ by buying at OKW.
 

We own a few points at VB, the rest at SSR. We keep our VB contract just so we can stay there and book at the 11 month window. The extra MFs will add up over time to outweigh the lower cost per point there, but we keep that contract because we love spending a couple days there each trip.

As far as using your VB points to stay at WDW, it usually isn't a problem to get something on property at the 7 month window, although you may have to be flexible in terms of which resort or unit size.
 
One thing to consider - I bought in 1999. Points through DVC were $65 per point. I bought at BWV, resales there are now going for $80-$85. Vero is still around $65, so there is no appreciation in value.

There's also the small risk that if Vero was hit with a cat 5 hurricane and destroyed, you could be out of the DVC system. If they do not rebuild, the insurance proceeds would be distributed among the owners. DVC also has the right to selloff resorts, in which case you could still stay at VB but could not stay at the WDW resorts (unless it becomes part of Interval International as a trade).

I would not buy there unless you intend to stay there regularly.
