Hello to all Quackers. Just stopping by to say for a quick "hello". I have not been great about keeping up with the thread, so I hope everyone is doing well.
You can count me in on that Frog.

Looks like everyone had a good 4th. It was quiet around here. Joe was going to cook hamburgers but decided about 5:30 that we would just go eat some instead. We went to Snuffers for burgers and cheese fries. After dark the fire works began. Standing outside it was like we were surrounded. Mack took it really well and only barked some in the house. We took him outside with us on a leash just in case he was terrified and took off but he wasn't. Just wanted to see what was causing all the noise.

I was gone to visit James for a week and a half. The day I came home, Joe and Carol left for Albuquerque, NM for Carol's first weekend visitation. It went well, they came home Monday. It's about a 10 hour drive, not too bad. Her next scheduled visit is in two weeks but she's not sure she will get to go. Her ex has been saying for three weeks that they were going to Hawaii during that time, we're not really sure if he is just blowing smoke or truly is going. He is refusing to give the travel details on where they will be staying so that Carol can see the kids. His attorney told him not to plan a trip during Carol's visit but he is blaming it on his wife saying she planned the trip as if that takes the blame off of him. Right now, Carol is saying that she will be going to Hawaii to visit the kids but she's really not. It's too expensive.

James is doing very well. His 60 day bone marrow biopsy showed no sign of mutations. The stem cells are doing their job. He has a 90 day biopsy on July 21st and may be able to go home after it.

Snowy, I saw the pictures you shared of your new condo and it looks really nice.

Mona, don't know if you have heard or not but When Calls the Heart has a new season starting on July 30 on the Hallmark Channel.

I have a chiropractor appointment today after work, my back needs it.🥴

Went to Evan's soccer game and played with Mia, she loves patty-cake. Evan's team won and he scored a goal so I taught Mia the wave.:cheer2:

I ordered peaches from the Peach Truck that comes up here from Georgia every summer so I'll be picking up my order on Friday. Normally I get 3 other people to go in with me to buy a box (I think it's a 50lb box) but this year the boys went in on it. By the time I would split the box with the other 3 people, I would then split my portion between me and the boys, that only got us each about 7 peaches. We all decided that we wanted more so that's what we're going to do. I can't wait to eat them. They pick them right before they make they're way up here so they aren't ripe for 2 days after I pick them up. So juicy 🍑!!!! A couple of my friends will buy a whole box themselves and then freeze the peaches to make a pie, cobbler or ice cream, I'm not that adventurous.

Good morning. Another hotter than Hades in store for today, worse than yesterday. I turned the ac down just a notch so it will comfortable when company comes. They're coming shortly after they go out for lunch. Don is on the ambivalent side, he wants to see them, but he doesn't want them to see how far down hill he's gone. It might be the last time the ones from FL are up this way for awhile, so I told him to just enjoy it.

@PollyannaMom Thanks for sharing those drone video's. How cool it would be to see something like that!

@lynxstch I love today's posting. I am that weird Disney person. At work they are used to me. My bosses are amused to think that I like to ride the roller coaster. I am so quiet and low key.

@tazdev3225 I will be in Disney in Sept. I have a 4 night trip planned just to test the solo waters.

I went to the condo today to look in the basement. It is still wet on the floor and there is a small puddle. I am not happy. Imagine how I felt when I saw a frog hop by! In the basement! I could not get his picture as he moved too fast and hid behind a box on the wall. I did take pictures of the floor and walls. I just sent my agent an email telling her I am not happy. She emailed me about a walkthrough on Monday. I am sure she will tell me not to worry that is normal, yadda, yadda, yadda. I want to know what they are going to do about it. There is at least one fourth of the cellar that I could not store anything in. That is unacceptable to me. I am angry right now. I just feel like it is another hurdle to jump over and I am tired of it.

At least work was good today and the traffic was better than usual.

I am not sure what will happen now. My agent said in the original email that during the walkthrough we will get a list together of what needs to be done and they will have 30 days after closing to get it done. How long does it take to relocate a frog? And they need to offer a solution to the water issue.

So, we've built a few of our own homes. And I know this may be a bit of cold comfort to you - but don't let the fact that there is a frog in the basement bother you to much. In the grand scheme of things frogs don't need to be relocated - they go off and die in a corner and you'll probably never see it. Or if you do it will be dried out and desiccated. I don't mean to be blunt or discount your concern, but little bugs and animals, such as frogs or salamanders do make their way in. Door was probably open while they worked and in he popped. Now the water is more concerning, although it's probably not indicative of a large leak. Still- you are right. You shouldn't have to deal with it in a new build. As far as the "30 days after closing" BS I strongly recommend you don't go to settlement until the solve it first. Contractors - residential especially - can be slippery. I say that AS A CONTRACTOR, and you can only guarantee you get it resolved the way you want it resolved if it happens before settlement. Believe me, they want to unload this condo, they want it off their books. No matter how hot the market may or may not be in your area, it will still cost them all more $$$ & time if your sale falls thru and they have to re-list the property for sale...more $$$ & time than fixing the water situation to your liking (and the frog, too if need be). The real estate agent - and I'm sure she is very nice - just wants to get thru the settlement, too. You don't need to be rude, you just need to be black and white with them and the situation. Simply put in writing via email, to both the agent and the contractor, as well as the lawyer who is doing your settlement (if applicable) and for sure your mortgage agent (if you are taking a mortgage) and simply state your concerns with the frog(s) and water and that you will not be going to settlement until the matter has been resolved to your satisfaction. And spell out what exactly will make you satisfied. No ***** footing around, no hemming & hawing over it. Just be solid, upfront and unwavering. They WILL tell you many things, but nothing will hold them to doing anything within 30 days once they have your money. And your real estate agent, again - no matter how nice & competent she is - will have no control over them after settlement. Again, it isn't my intention to be rude or blunt. I just wanted to share that you have the power here in this situation. Annoy them a bit, it is okay to stand up for yourself in this financial transaction. I recognize that I have the ability to come at this from a different point of view as I deal with construction (albeit not residential) for a living. You've got this in you!

Dad and I are enjoying a warmer afternoon. It was cold (for me) this morning. We did get out a little bit together. It meant a lot to me to be able to help dad at the post office, I had a lot of ✉️ to be weighed. We also were able to go back Ralph's--not the Ralph's dad will be going to tomorrow and does most of our shopping at but a location about 5 minutes away from that store that typically is not quite as crazy. I was able to get small ⛪Food Pantry donations that we will drop off next week before my dentist appointment. I had given dad, $5 on Father's Day for us to use together for God in a serving way as a tiny extra Father's Day gift to Him, blessing to be able to do that in person. I may add a couple extras through Boost.

He and you, of course, are sure in my prayers as are your precious grandkids, you know that. :hug:I'm just sorry, of course, Carol's Ex is still choosing to apparently not put his children first, so very sad. I do keep his change of heart in prayer, too. I actually saw last night, A When Calls the Heart ad on Hallmark. :thanks:for thinking of me. I've actually never watched this show. Do you like it? Also, since you shop at Kroger, do you know whether Boost ever offers a discount on a year's subscription? It costs $7.99 a month or $59.99 a year. I will be calling Boost directly just wondered if you, dear friend, might know. Thank you!

@easyas123 Thank you for the kind words of advice. I am planning on being firm about this. I know the frog got in through an open door but seeing him just sent me over the edge. During the walkthrough I will definitely express my concerns and ask them how they will be taking care of the issue and I want a long term guarantee of the fix. I won't close until it is spelled out for me, in writing, and signed with my attorney. I do not trust alot of contractors (no offense meant to you) and I know at the end of the day they just want money. I want the new build I am supposed to get. I have nothing to lose by being firm. They have about 6 more condos to sell in the development and so far, no takers and they have been listed for a while. If they want to add another one to their list then so be it. I am fortunately in a position where I can stay with my son. He has told me I have 22 years to stay with him. After that I have to pay rent. The 22 years is how long he lived with Chris and I. I really would not stay with him that long as I don't want to be that mom living with him and his significant other down the road. I don't want to lose my deposit with them as it is a good amount of money. Maybe if I really make a stink about it they will give me the money back. But, I doubt it.

@Kirby Glad to hear that James is doing well. How nice it will be when he can go home. Your DD's ex is just a mean, shifty character. I hope her attorney can help her out with this.

@flyingdumbo127 Glad your ventures to the post office and stores went well.

Another hot day coming up, temps near 90. I take walks but I take it slowly and if I feel like the heat is getting to me I stop. Off to work.

Good morning. Another hot sunny 90 degree day with chances of storms. The grass is growing unbelievably fast with all this rain, but it's always too wet to try and mow. By the time it's dry, it's in the 90's and I can't tolerate working in the heat like I used to be able to do.

The visit was nice. They were here about 2 hours, then had to head out to see other family in the area. Brian and Becky had been in Maine for the last month visiting with her mother, and brought us a big jug of real Maine maple syrup. I hear french toast calling my name this weekend. Don was tired when they left, but glad he had agreed to have them come and visit.

Both of my sister in laws loved the blue in the kitchen and the sea salt in the bathroom, and said all the work is really showing.

Dad said just a little while ago in reply to my sharing that at the moment it doesn't feel like July (June in July Gloom) that will change in a couple of hours. I hope so:sunny:Please take care and take care to stay hydrated and not overdo it, those of you in extra heat. Be well!

Dad will soon be off to do a lot of :laundy:followed by Ralphs🛒I so keep in prayer being able to help him with both of these things one day. Small steps that I am grateful for in all :)

All quiet here. I'm not getting very far yet with any of the 3 surprises I'm working on, donuts for Sue and 2 birthday 2024 gifts for dad. I know, of course, God's will, will be perfectly done in even these tiny things. Blessing for me simply to be of right mind and health to look into them :)

You sound like you are in the right headspace to deal with this! And you aren't offending me in the least...even us other type of Contractors know to watch residential builders close:smooth: I've got my fingers crossed it all works out in the end, because it does really sound like a nice place! Also - we have a new salt cave that has opened up near us, and after reading of your experiences with them I'm going to give them a try once the craziness of the next few weeks is behind me and I have time, so thanks for sharing that info.

Well gang, what's new? Not much here. I've lent my truck to the eldest as his is getting new tires and he needed to get to work...leaving me to drive my "play" car with I usually only drive a few miles- 20 at most - down to thru lower Delaware and the eastern shore this afternoon as I make my way to a few jobsites. It's going to storm, so can't even put the top down. I should have made him drive it and kept my truck haha! Hoping to get a fair bit of our mowing done tonight. Tomorrow morning I'm picking up our 7? 6? year old niece for the day & overnight. Son's new in-laws popping over Saturday mid-day to survey the wedding site (yes, this is a repeat from last weekend when they were also supposed to come over to see but never made it - they are perpetually late and it's starting to give us great anxiety over the timing of the wedding), then we'll take our niece down to the fire pit so she can go fishing and roast some marshmallows. Sunday afternoon niece gets picked up and we will collapse and say we have no idea how BIL deals with being a late-in-life father as we found the last 24 hours exhausting:duck:and then it'll be Monday and we will start all over again.

Dinner this evening will be grilled venison tenderloin, roasted potatoes and corn on the cob if I stop and grab some on the way home.
 
Lawn is mowed and all weed whacked. Temp is already at 85. I unintentionally cooled off outside, when I unhooked the hose from the mower deck cleaning thing and the sprayer didn't turn off. I just have to change my shirt and bra into dry now and don't have to cool off more, lol.
 
I just got an email from my agent. The town has refused to do final inspections on my condo due to rain and land issues around the condo. The conservation commission has stopped any inspections on the condo. Yay Town! The contractor is delaying the close and bringing in a third party to work on the issue. I told my agent I will not close on the condo until the water issue is resolved. I also told her I want to talk with her when she gets back on Monday. I let her know I am very unhappy and will not move forward until it is resolved. This is so unlike me. Assertiveness is not my strong point. But, I have to advocate for myself as no one else will. My sons agree with me 100% and Kenny saw the water in the basement.

Thank you all for listening and giving me some good advice to think about.
