PVB Tower Charts, Sales Date and more!!!

I just watched a video on Facebook taken by someone obviously much taller than myself 🤣 and I noticed what looks like power outlets in the back curb of the cove pool alcoves 😮 that’s promising! They plan on plugging something in 👍

Anyone hear anything on new incentives? I think they come out around December 11th. I delayed closing of my new poly direct contract just to make sure a better deal didn’t come along.

I have been recently shopping for 200 points at PVB and the pp range of resale contracts is between $156pp to $205pp. Meanwhile, direct PVB points are currently selling for $212pp. At 200 points, that direct premium can be $11K or $1K. Either way, it makes me wonder if the current market for PVB resale is priced too high relative to direct pricing, considering the restrictions on new resorts for new resale owners.

Sure seems that way to the savvy buyer, but that doesn’t mean that no one will pay it. Looking at the ROFR thread people have passed anywhere from $144-$180 depending on size or status (stripped vs loaded, etc). On the market though, I’m sure there are people who don’t post on this forum who have paid full-asking for listings.

Interesting points.
I wonder if that means incentives will not be as good starting December 12th if the resale market is that high.
Although i'm sure incentives also align with how they're selling points relative to how quickly they want to move the points (and/or when they plan to bring the new Lakeside Reflections property online.
 
People are listing their resale PVB contracts for absurd prices still (I can't believe how many are coming on at $180+pp). Lots of delayed closings too. I think many old PVB owners have booked that one last stay at the new tower and plan to sell after but they aren't particularly motivated. I'm sure some of those contracts are people just fishing for a full-price offer they can't refuse, and once the market drops (or they fall in love with the tower), those contracts will get pulled. Between that and the typical dip in resale after dues payments (PVB still hasn't posted)- January will be an interesting month for resale!

I certainly would’ve considered more if the rates were lower. As it is, I was going to bite the bullet and add on 55 direct even at the $225 cost, but then got an accepted offer at $150pp for 125pts (it was listed for $180). They accepted so fast I wish I had offered lower! Does make me wish I had grabbed when the market was in the 130-140s, but I had held out hope direct would have a better offer — or at least have Magical Beginnings.

Sorry I don’t have any photos but here are my impressions for today:

-Island Tower is very close, as it should be with two weeks until opening!
-The parking lot is paved with parking spots striped. They were grading the area between the lot and Floridian Way today to “sod” or whatever they call it with the “grass” they use down here in FL.
-The “tattoos” on the monorail side look really cool. I think this was a great aesthetic choice to make it not just another concrete tower, lean into Moana theming, and make it look more “polynesian”
-At Monorail height, all the rooms looked finished inside, lights on, TVs mounted, etc. I want to say those rooms are part of the already-declared units anyhow
-Floridian Way construction still has a long way to go, but at least it doesn’t look like they’re doing the Poly entrance changes anytime soon.
-The “portal” on the monorail side, while sort of seeming pointless compared to the lagoon ones, at least has a cool volcano mural you can see from the monorail!
 
They are still diligently plucking away. A lot of landscaping has recently occurred. Most of the public spaces still have people working on them. Almost all the rooms look ready. Stencil still needs to occur on the end facing VGF I think and that should be the majority of them.

Ooo so exciting, it’s looking great! See some of y’all there the 17th!? I wonder how early we can check in lol

Those portals seem like wasted space. It's two floors of space and as someone mentioned already, many pages ago, after the 1st or second line of people, you won't be able to see any fireworks.

On another note, is the menu for the restaurant out yet? Would think it would be with less than two weeks to go.
